As this weekend looks to be a chilly,icy one I’m reposting this from a few years ago.
As our temps are expected to drop tomorrow this is a reminder of what to do to prevent damage to your plumbing systems.
1.) first line of defense is to run a very small stream of water at your furthest fixtures or ones that have frozen in the past. ( water flowing through the ground piping will be ground temperature. 55-65F is well above freezing)FreezeMiser’s on hose bibbs for example.
2.) If running water is not possible, exposing piping to room temperature:
-adding a warm light source in a pump house
-a dairy heater at your softener in the garage
- opening cabinet doors under sinks or water heater closets
3.) disconnect hoses at exterior and wrap hose bibbs with a water/wind proof covering if you can’t drip them.
4.)in the event of a power outage and loss of water pressure, the best thing you can do is:
-turn off water to the house
-open as many faucets/fixtures as you can
-power off tank water heaters/ turn gas to pilot only or completely off
- leave power on to tankless water heaters/drain tankless heater (all have ceramic heaters that will warm the heater when the power comes back on)
At the very least familiarize yourself with the breakers necessary and your water shutoff points. It is no small feat to find these in a moment of crisis.
An ounce of prevention will keep you from needing a professionals services when their resources are stretched thin.
