Your garage door slams shut with nothing holding it back. That's what a snapped torsion spring can do, and this Severn, MD customer had it fixed within an hour of noticing the problem.

Look at the before photo. That spring is snapped clean in the middle, you can see the gap in the coil where it separated. When that happens the door loses its counterbalance completely and instantly. One cycle the door is opening and closing normally, the next cycle it won't budge, or it comes crashing down because there's nothing left to control its weight. Either way, you're stuck, your car might be stuck, and now it's an emergency instead of a maintenance item.

Torsion springs are rated for a certain number of cycles, generally somewhere around 10,000 open and close cycles, and metal fatigue eventually catches up to every spring no matter how well made it is. It's not a matter of if, it's when.

The customer called us and we had a technician at the door 40 minutes later. From the moment he noticed the spring had snapped to the moment the door was fully repaired and operating smoothly again, less than an hour had passed. We replaced the broken spring with a new one properly sized and tensioned to match this door's weight. Compare the after photo, tight, uniform coil, properly seated on the shaft, ready to do its job for years.

Torsion springs hold a serious amount of tension and this isn't a DIY repair. If your spring ever snaps like this, don't try to force the door open or closed. Call a professional.

One hit was all it took to turn this garage door into scrap metal, and the transformation in Westminster, MD says everything.

Once a garage door takes an impact like that the damage goes beyond just how it looks. A bent panel throws the entire door out of alignment. The sections no longer sit flush against each other, the gaps along the panel joints let in air, water and pests, and the door can't travel smoothly along the tracks anymore because the whole thing is no longer straight. In some cases a single damaged panel can be replaced on its own, but when the bend affects the structural integrity of the door like this one did, a full replacement is the right call.

We pulled out the old damaged door and installed a brand new short raised panel double door in a warm off white color. Look at the after photo, clean panel lines, everything sitting flush and level, no gaps, no bends. The difference is night and day.

On a replacement job after an accident we always inspect the tracks and hardware carefully before the new door goes in. An impact that bends door panels can also knock tracks out of alignment or damage rollers and hinges that aren't always obvious at first glance. Getting all of that sorted before the new door goes in is what makes the difference between a repair that lasts and one that causes problems down the road.

Clean result on this replacement job and the customer was very happy.

Commercial properties don't wait around when a door goes down, and this roll-up door replacement in Ellicott City, MD is a good example of getting a business back up and running quickly.

The old door was done and needed a full replacement. We came in, pulled everything out and installed a brand new motorized rolling steel door from scratch. New door, new springs, new motor, all of it.

Roll-up doors like this one operate completely differently from a residential sectional door. Instead of hinged panels that travel along a track, the entire door is made of horizontal steel slats that interlock and coil up around a drum mounted inside the hood at the top of the opening. That drum is driven by a torsion spring system and on a motorized unit like this one, the motor controls the whole operation. Sizing that spring correctly for the weight and height of the door is critical. Too little tension and the motor is overworking every single cycle, too much and the door shoots up faster than it should.

The brown finish on this door also works really well in this setting. Commercial doors don't have to be plain gray, and against that red brick exterior this color looks clean and intentional.

Before we left we tested the motor through multiple cycles, confirmed the limit switches were set correctly, and made sure the door was sealing properly at the bottom.

Two brand new garage doors installed on this Westminster, MD property and those arched brick openings make for a really sharp looking finished result.

Both openings have that classic arched brick surround which is a really elegant architectural detail but it also means the installation requires a bit more care than a standard rectangular opening. The trim and frame around the top of each door has to sit cleanly within that arch, and the door panels need to be perfectly level and square inside the opening. Any misalignment and it shows immediately against that curved brickwork.

The customer went with white raised panel doors on both openings, no windows, no decorative hardware. Clean and classic. On a facade with this much going on, the red brick, the arched surrounds, the dark shutters, keeping the doors simple is absolutely the right call. They frame the openings without competing with the architecture.

Even though both doors are the same style and size we always treat each opening independently. Each one gets its own inspection of the existing tracks, springs, cables and opener compatibility before the new door goes in. Just because both doors look identical from the outside doesn't mean the hardware behind each one is in the same condition.

Both doors came out level, balanced, and operating smoothly before we left.

The door wouldn't go up or down and the customer in Fort Meade, MD needed it fixed fast. That's exactly what an off-track garage door looks like and it's one of the more common emergency calls we get.

Look at the photo carefully. The door is stuck partially open, hanging at an angle with the bottom section visibly separated from the side track. You can see the panels are bowed and the door is no longer sitting in the tracks the way it should. At this point the door is basically held up by tension alone and operating the opener in this condition can cause serious damage to the panels, the tracks, or even the opener itself.

When we got there the first thing we do is manually disconnect the opener and assess the situation before touching anything. We need to know which rollers came out, whether any tracks are bent, and whether the cables are still properly seated on the drums. Trying to force a door back on track without that assessment first is how you turn a simple repair into a much bigger job.

In this case the door guided back onto the tracks without needing any parts replaced. We checked every roller, cable, and hinge along the way, confirmed the tracks were straight, and ran the door through multiple cycles to make sure everything was traveling smoothly before we left.

If your door ever gets stuck like this, don't try to force it. Call us.

This garage had been running on an old opener for years and the customer in Pasadena, MD finally decided enough was enough. Time for an upgrade.

We swapped out the old unit and installed a brand new LiftMaster belt drive opener and the difference is immediate. Belt drive means the opener runs on a rubber belt instead of a metal chain so the noise level drops significantly. No more rattling every time the door moves, just smooth and quiet operation.

One thing worth pointing out on this job is the ceiling situation. Take a look at that photo, low ceiling, concrete block walls, wiring running across. This is not a spacious modern garage and that's actually where proper opener selection and mounting really matters. On a tight ceiling like this the opener has to be mounted in exactly the right position to give the rail enough clearance to function correctly through the full range of the door's travel. Get that positioning wrong and the door won't open all the way or the rail will bind.

After the physical installation was done we calibrated the travel limits so the door opens and closes fully without straining, set the force sensitivity so the safety reversal works properly, and tested everything multiple times before calling it done.

The existing door and springs were already in good shape so no need to touch those. Just a clean opener swap that completely changed how that garage operates day to day.

Not every garage door opening is a standard rectangle, and that arched brick surround in Worthington, Baltimore County is a perfect example of why door fitting isn't always as straightforward as it looks.

This was a single car garage door replacement and the existing opening has that classic arched brick detail above it which adds a real character to the house. Installing a new door in an opening like this requires extra attention to the header clearance and making sure the top of the door frame sits properly within that arch without leaving awkward gaps or misaligned trim.

The customer went with a clean white raised panel door, no windows, no decorative hardware. On a house with this much going on visually with the red brick, burgundy shutters and that arched opening, keeping the door simple and clean is actually the right call. It lets the architecture speak for itself instead of competing with it.

On any door replacement we always inspect what's already there before the new door goes in. Tracks, rollers, cables, springs, opener compatibility, all of it gets checked. There's no point putting a brand new door on a system that has worn out components hiding behind it.

The new door fits cleanly in that opening and the house looks great for it.
