Here is a question worth asking on your next project: how many contractors are you managing between breaking ground and pouring concrete?
For most commercial and federal jobs, the answer is at least three. An excavation sub. A utility sub. A concrete sub. Each one has their own schedule, their own superintendent, their own priorities and none of them are responsible for what the other one left behind.
Here is what that actually costs a GC:
Schedule gaps. When the excavation sub finishes and the utility sub isn't ready to mobilize, the site sits. When the utility sub wraps up and the concrete sub shows up to find the subgrade isn't ready, the site sits again. Every gap is a delay that compounds.
The blame game. The concrete sub says the grade is wrong. The excavation sub says they left it perfect. Nobody owns the problem, and the GC is stuck in the middle trying to figure out who is right and who is paying for the fix.
Coordination overhead. Three pre-construction meetings. Three sets of submittals. Three schedules to track. Three phone calls every time something changes. That is time a superintendent should be spending running the job, not managing sub-to-sub conflicts.
Scope gaps. When work is divided between multiple contractors, the transitions between scopes are where things fall through the cracks, literally. Who is responsible for final subgrade prep before the concrete goes down? Who owns the utility trench backfill compaction? If it isn't clearly defined, it doesn't get done right.
