What does a worn-out roof actually look like?

Most homeowners know to look for missing shingles, but that's usually not the first sign of roof aging.

Asphalt shingles are made of three main layers:

• Granules – Protect the roof from sun and weather damage
• Asphalt – Helps keep water out
• Fiberglass mat – Gives the shingle its strength

As a roof ages, it starts losing granules. When enough granules are gone, the asphalt is exposed and the shingles begin to wear out much faster.

Some signs to look for:

* Granules collecting in gutters
* Dark or bald spots on shingles
* Cracking or curling shingles
* Shiny or reflective spots on the roof where the fiberglass mat is starting to show through

Many roofs can be repaired or maintained before major problems develop. The key is catching issues early.

One of the most overlooked parts of installing a new roof or doing a re-roof is making sure there is proper ventilation. A roof with good ventilation will last longer, reduce moisture in the attic, and help regulate attic temperature.

Attic ventilation works by having the right balance of intake and exhaust. Air should come in through the lower parts of the roof and move through the attic, replacing old air with fresh air. That old air then exits through vents at the top, usually a ridge vent or box vents.

When ventilation is set up properly, it helps control both moisture and heat in the attic. Without it, moisture can build up and lead to wood rot over time. Heat can also get trapped and start to wear down the shingles from underneath, almost like they’re being baked from the inside. This causes them to break down faster and lose their protection.

It can sometimes add to the cost when getting a new roof, but it pays off over time by helping the roof last longer and avoiding bigger issues later.

Next time you’re getting your roof taken care of, make sure ventilation is part of the conversation.

Lately I’ve been spending a lot of time on roofs, and it’s kind of crazy how often I see small problems people don’t even know are there.

Most of the time it’s nothing major, just little things that have been sitting up there for years. But those are usually the things that turn into bigger issues later.

It’s made me realize it’s probably a good idea to have someone take a look every few years, just to know what’s going on.

Like this roof, that looks almost perfect from the ground, it is still letting rain in through just one small pesky nail pop!
