Integrated Concrete Services LLC. Family-run since 1978. Foundation repair, house leveling, drainage & decorative concrete across Central Texas—Waco, Woodway, Temple, China Spring & beyond.

Straight answers, free estimates, work that lasts. Call (254) 981-3316 · ic.services Since 1978, Integrated Concrete Services has been putting Central Texas homes back on solid ground. Nearly 50 years in, we've seen exactly what the Blackland Prairie's expansive clay does to a foundation — the stair-step cracks in the brick, the doors that won't latch, the floors that slope toward the center of the house. We don't just patch the symptom. We fix the cause. Our dual-pier system shares the load across two piers instead of one, so a single point can't fail and drop your home. We treat the reactive soil underneath, correct the drainage that's driving the movement, and finish concrete work that looks as good as it holds up. Foundation repair, house leveling, soil stabilization, drainage, concrete lifting, and decorative concrete — for homeowners, and for the realtors and inspectors who need straight answers and written documentation before a sale. Serving Waco, Woodway, Temple, China Spring, Robinson, McGregor, and the surrounding communities. Free estimates. Call (254) 981-3316 or visit ic.services.

That big shade tree in your McGregor or Crawford yard pulls moisture out from under the slab all summer. The soils west of Waco are some of the most reactive in the region, so drying one side of a foundation is enough to move it. We are not telling you to cut the tree down. We are telling you why one corner of the house is the corner that dropped.

Bellmead and Lacy-Lakeview filled in during the postwar years, so much of the stock dates to the 1950s, 60s and 70s, built before slab and pier and beam work met engineered standards. On the reactive Black Land Prairie clay of eastern McLennan County that is decades of accumulated movement. Wall paneling pulling away from the framing is worth a look.

Robinson grew fast through the 2000s and 2010s, and a lot of those slab on grade homes sit on lots that were cut and filled to get them level. Fill settles differently than the ground it was dropped on. That is why a newer Robinson home can show movement in its first five to ten years. New does not mean settled.

If water stands along your foundation after a China Spring rain, that is not a landscaping problem. Out along the Bosque River corridor the clay already shifts season to season. Add water sitting at the perimeter and you are soaking one side of the slab while the other side dries out. Uneven moisture is uneven movement. Walk your perimeter after the next rain.

Most foundation companies set one pier. If that pier fails, the system fails. We set two, sharing the load. That is the dual pier system, and on Temple's reactive clay, which expands with moisture and contracts through drought, load sharing is the entire point. Ask any contractor how many piers they set per point. The answer tells you a lot.

Robinson agents, close more deals. Buyers here are engaged and the inspections are thorough, so foundation questions surface late and kill momentum. A pre-listing assessment puts written documentation and a repair estimate in your hands up front. The inspection phase becomes a number you already have instead of a surprise you renegotiate around.

Riesel sits on some of the deepest, most reactive clay in McLennan County. Heavy montmorillonite. It swells dramatically when wet and cracks sharply when dry, and soil reactivity out here is among the highest in the region. A lot of Riesel homes are older, on larger lots, pier and beam, built before slab on grade was standard. Different foundation, different fix.

Waco is really two soils. Near the Brazos and the Bosque you get sandy river alluvial deposits. Up in the older upland neighborhoods like Sanger Heights and East Waco it is dense reactive clay that heaves and shrinks with every wet and dry cycle. Same city, same rain, two completely different foundation problems. Which one you have decides how the repair gets designed.

October is when Robinson homeowners find out what the summer did. Black Land Prairie clay shrinks hard through a dry Central Texas summer, then swells when the fall rain finally comes. That back and forth is what moves a slab. The cracks you are noticing now were set in August. If a door started sticking this summer and still sticks, look at it before winter.
