Hogback has acquired significant acreage in a prime location in Yakima’s West Valley in a rapidly growing and expanding location with room for a mixed-use strategy and a plan to develop over the next 5-8 years.

The frontage along Nob Hill will be focused on initially. Bill Almon was a stud to to work with on the sale, and our buddy Chad Carper Commercial Real Estate, WA & ID with Kiemle & Hagood will take on the leasing.

Lots of design and planning to work on. Entitlements take time.

After 5-years and four months of owning and managing the former Astria Regional Hospital campus in downtown Yakima, Hogback Development has sold the 260,000 community asset and turned the page on what has been a very difficult project. After donating the 33,000 SF former Nursing School portion of the campus to the local YWCA, currently undergoing a massive transformation into an expansion of their vital Domestic Violence Shelter, Hogback has sold the remainder to Tacoma-based Trouves Healthcare to be re-imagined into an Assisted Living Complex with room for community partners and tenants. While this project was a long road, and not a very economically positive one, we did a lot more than just get out “by the skin of our teeth!” We were stewards of this monolith, allowing the YWCA to undergo and obtain entitlements and effect a $20 million capital campaign now successfully deployed to transform this vital community asset. Further, we are proud and happy to pass the torch to Trouves, who we know will do great things! Our amazing Hogback staff put their heart and soul into this project for over five years, and we cannot thank them enough! Onto the next one, as we get ready to close this week on a tiny little 32 acre project, well positioned in the heart of West Valley, and in the obvious path of growth, with Big Dreams and a “Concept of a Plan!”

Hogback Development has begun construction on hotel No. 5 with the addition of Marriott StudioRes, a 90-room, all-suites, extended stay hotel adjacent to our Marriott Fairfield (currently undergoing renovation) just off I-90 in Moses Lake, WA. We are proud to continue our partnership with The Hotel Group and Hotel Equities as our hotel operator. This fantastic new addition will open early 2027!
Hogback’s hotels are owned by Hogback and its small, local group of partner investors, built by Stephens and Sons Construction of Yakima, operated by THG, and managed by Hogback!

Davita Dialysis is Hogback’s newest tenant at Sandifur Crossing in Pasco in a new 11,500 SF single-tenant building. Lots going on in the area with a huge new medical campus across the road nearing completion!
