Simply, An approach in which a single individual or business is responsible for both the design and construction of a project. During the last half of the 20th century, interest in non-traditional construction procurement methods grew as owners demanded quicker delivery times and earlier knowledge of construction costs. Its roots are found in medieval master builders. The key aspect of design build is that the owner has a single point of responsibility for design and construction, potentially
reducing litigation and claims.

The National Kitchen & Bath Association just shared the trends reshaping kitchen design, and some of them might surprise you:

🧱 Walls are making a comeback. Open concept isn’t going anywhere, but defined spaces are back for better function, less noise, and more cabinet space.

🔪 Prep spaces are back. Think dedicated prep zones and scullery-style kitchens that keep the mess out of sight.

📐 Layout is the new luxury. It’s less about high-end finishes and more about a floor plan that truly works for how you live.

🧺 Laundry and mudrooms are moving in. These spaces are being designed right off of (or as part of) the kitchen for easier everyday flow.

✨ Bigger, but simpler. Kitchens are growing in size while getting cleaner and calmer in design.

According to Good Housekeeping, 74% of new-construction buyers say a home office is an important feature, and nearly half want a second one.

We couldn’t agree more. In this home, we tucked the office right off the entry and framed it with custom sliding barn doors. Open them up for an airy, connected feel, or slide them closed when it’s time to focus (or hide the paperwork 😉).

As the leaves turn and the air gets crisp, this enclosed patio is the best seat in the house. You can sip your morning coffee while the sun sparkles on the water, gather around the table for a cozy fall dinner, or curl up in a swivel chair at sunset with a blanket and enjoy the view.
