Sau công tác phá dỡ và chuẩn bị mặt bằng, Lumina Retreat Villa bước vào giai đoạn gia cường kết cấu với hạng mục bổ trụ BTCT và liên kết thép hiện hữu. Đây là công đoạn cần kiểm soát đồng bộ từ vị trí khoan cấy, thép chờ, cốt thép bổ trụ đến ván khuôn và bê tông hoàn thiện.

Các bước kỹ thuật được triển khai gồm:

Sảnh chính được tổ chức như một điểm trung chuyển giữa các khu vực, giúp luồng giao thông trong nhà diễn ra rõ ràng và riêng tư hơn. Việc bố trí vách ngăn lửng giữa sảnh và phòng khách vừa tạo điểm tựa cho hệ console, tủ TV, vừa giữ được sự thông thoáng cần thiết. Hai bên sảnh là hệ tủ trang trí âm tường, ghế armchair và bàn console, tạo nên một khoảng đệm đủ trang trọng nhưng không tách rời khỏi tổng thể.

Ở mặt tiền, phần công năng được mở rộng theo phương ngang để cân bằng tỷ lệ với quy mô khu đất. Hệ cửa kính lùa trượt gấp khổ lớn tại phòng khách giúp linh hoạt giữa hai trạng thái: khép kín cho sinh hoạt thường ngày và mở rộng hoàn toàn khi cần kết nối với sân vườn trong những dịp tiếp khách, tiệc tùng.

Tại Lumina Retreat Villa - SwanBay, công tác phá dỡ và chuẩn bị mặt bằng được triển khai theo trình tự kiểm soát kỹ thuật rõ ràng, bắt đầu từ việc lắp đặt hệ bao che công trường. Hệ che chắn được cố định theo phạm vi thi công nhằm phân tách khu vực cải tạo với không gian xung quanh, hỗ trợ kiểm soát bụi và đảm bảo an toàn trong quá trình triển khai.

Sau khi hoàn thiện bao che, đội ngũ 3A Signature tiến hành đục phá sàn theo đúng phạm vi thiết kế. Công tác phá dỡ được thực hiện từng khu vực, hạn chế tác động lan truyền đến các phần kết cấu cần giữ lại. Trong quá trình thi công, phần bê tông được loại bỏ có kiểm soát, đồng thời hệ thép hiện hữu được giữ lại tại các vị trí cần liên kết và gia cường.

The enclosure system is securely positioned around the construction zone to separate renovation works from the surrounding areas, helping control dust and maintain safety throughout the process.

Once the protective barriers are in place, the 3A Signature team proceeds with floor demolition strictly within the designated areas specified in the design. Demolition is carried out zone by zone to minimize impact on the structural elements that need to remain. Concrete is carefully removed, while existing reinforcement is retained where required for structural connection and strengthening.

Trước khi phát triển phương án thiết kế, đội ngũ 3A Signature tiến hành khảo sát hiện trạng Solace Home tại The Global City để ghi nhận các dữ liệu thực tế của công trình.

Từ hình ảnh flycam, có thể thấy căn nhà nằm trong dãy phố hiện đại, tiếp giáp trục đường nội khu rộng, mặt tiền thoáng và có lợi thế về khả năng tiếp cận ánh sáng tự nhiên. Đây là cơ sở quan trọng để đánh giá hướng nhìn, mức độ riêng tư, luồng giao thông và tiềm năng khai thác không gian sống bên trong.

Ở khu vực nội thất, hiện trạng tường gạch, sàn bê tông, cầu thang, ô thông tầng, hệ cửa kính và các vị trí kỹ thuật được kiểm tra trực tiếp. Đội ngũ kỹ thuật đối chiếu bản vẽ, đo cao độ, kiểm tra độ phẳng tường, vị trí MEP, đường ống và các điểm giao giữa kết cấu - hoàn thiện.

Tại Alchem Villa, công tác phần thô đang bước vào giai đoạn hoàn thiện cốt thép và các điều kiện kỹ thuật trước khi đổ bê tông mái. Đội ngũ giám sát kỹ thuật kiểm soát tổng thể mặt bằng thi công, bao gồm hệ dầm sàn, các ô sàn, khu vực cầu thang, lỗ mở kỹ thuật và vị trí chờ MEP.

Song song với đó, kỹ sư trực tiếp rà soát bản vẽ, cao độ, cách bố trí thép và các chi tiết bổ sung trước khi chuyển bước. Việc lắp đặt cổ ống kỹ thuật được thực hiện đúng vị trí thiết kế nhằm hạn chế khoan cắt sau khi bê tông hoàn thiện.

Tại Harmony Villa, lối vào được tổ chức như một hành trình chuyển tiếp nhẹ nhàng từ bên ngoài vào không gian sống. Từ cổng chính, hệ bậc tam cấp dẫn người sử dụng đến bức tường đá tự nhiên đóng vai trò bình phong, giúp hạn chế tầm nhìn trực diện, tạo sự kín đáo và cảm giác riêng tư ngay từ điểm chạm đầu tiên.

Phía trước mặt tiền, các cụm cây tán cao được bố trí có chủ đích để điều tiết ánh nắng và làm dịu vi khí hậu. Mặt nước cạnh hiên nhà tạo thêm một lớp chuyển tiếp mềm mại, mang lại cảm giác thư thái trước khi bước vào bên trong. From the main gate, a series of entrance steps leads to a natural stone feature wall that acts as a privacy screen, softening direct views and creating a sense of intimacy from the very first arrival.

At the front of the villa, carefully positioned canopy trees help filter sunlight and improve the microclimate, while a water feature beside the entrance terrace introduces a calming transition before stepping indoors. From the entrance foyer, circulation naturally branches into two directions: one leading to the main living spaces, and the other connecting to the outdoor timber deck an inviting setting for family gatherings, conversations, or alfresco dining.
