From Mud to Magic 🌿✨
What began as a muddy lot has been transformed into a serene retreat for the residents of 31-61 Vernon Boulevard.

At Tier-II, we created a multi-tiered urban oasis featuring:
🌳 Lush greenery
🐾 A dedicated dog park
🪑 Diverse lounging areas

Every element was thoughtfully designed to inspire relaxation and foster community. This is more than just a courtyard—it’s a vibrant gathering spot, a tranquil escape, and a welcome break from the city’s hustle and bustle.

🌿 Creating Green Footprints in a concrete Jungle 🌿

In a world where concrete dominates skylines and streetscapes, it often feels like we’re losing touch with the greenery that connects us to nature. At Tier II, our mission is to change that—one project at a time.

Take our latest project, 40 Bruckner Blvd in the Bronx, as an example. In collaboration with the talented team at S9ARCHITECTURE we designed and built over 35,000 sqft of outdoor amenity spaces and 10,000 sqft of green roof into a vibrant oasis that redefines urban living.

These thoughtfully designed spaces includes:
🌱 Thousands of plants and shrubs, bringing life and energy to the cityscape.
🍴 Private dining areas with outdoor kitchens under custom pergolas.
☀️ sunbathing poolside and Lounging areas showcasing breathtaking views of the NYC skyline.
⛳ A putting green, outdoor cinema, fire pits, and swings for relaxation and recreation.
🐾 A lush courtyard with a dog park, kids’ playground, and serene landscaping.

These aren’t just amenities—they’re a step toward a greener, more sustainable urban future.

This project features over 10,000 square feet of outdoor amenity spaces, designed to transport residents away from the hustle and bustle of city life. The serene zen garden in the courtyard invites relaxation with its dining and lounging spaces, while the outdoor yoga zone offers a peaceful escape for residents seeking balance. Lush landscaping throughout the property helps to soften the concrete jungle and create a sense of tranquility.

The rooftop is equally impressive, with a dog park, sunbathing areas, and an outdoor shower to cool off on hot days. Private outdoor dining spaces with an exclusive pergola to provide the perfect setting for intimate gatherings, all while surrounded by vibrant greenery and magnificent views of Brooklyn’s Prospect Lefferts Gardens.
