Ideal vacation House for 10 in Gascony hills on NE side of Gers(32), in 82, with pool, hill view, good internet reception/possibility for WIFI/TV. It consists of 3 bedrooms (one with en-suite bathroom, shower room and separate toilet) on the ground floor, a very large living/dining room with high beamed ceiling (50m2), with open fire place, well equipped kitchen, terrace doors to the garden and large pool (chlorine). Mature garden with nice lawn, walnut tree, several Cypress and cherry trees, olive tree and lots of lavender bushes. Very easy to maintain and partially closed off by stone wall. Remarkable feature is a renovated annex connected to the house with a surface of about 112m2. In the past this space has been used as a dance/yoga studio with mirrored walls, easily convertible into a separate income generating unit as it has it's own independent entrance. First floor has 2 bedrooms with slanted ceiling under the rooftop, separate bathroom, mezzanine which can be another large living space or work area and on 2 sides an attic which can also be converted. There is great care taken in renovating as the ground floor now has underfloor heating (fioul) and all wood has been stripped and shows it's natural color. The views of the house are stunning as it is set on a ridge of a hillside. Marsac is 3km, St Clar, Lectoure, Fleurance, Moissac are within 20 minutes for shopping and restaurants, schools, services. Toulouse airport at 75km and close to A62 between Bordeaux and Toulouse.Nearest neighbor is 500m. More detailed information and an expert report is available when seriously interested.
