This local rental property had some pretty severe subfloor damage hiding underneath the old flooring. We removed the damaged material, repaired the subfloor, and got everything solid and ready for a new floor.

We finished this project with gluedown LVP. One of our favorite options for rental properties. It’s durable, handles heavy use well, and if a plank gets damaged by a tenant, individual pieces can be easily replaced.

Here's roughly what you're looking at, installed, in 2026:
🔹 Carpet: $2-$8/sq ft
🔹 Laminate: $3-$8/sq ft
🔹 LVP: $4-$9/sq ft (most popular)
🔹 Engineered hardwood: $6-$15/sq ft
🔹 Tile: $7-$20/sq ft
🔹 Solid hardwood: $10-$20/sq ft

But here's what most estimates leave out — old floor removal, subfloor repair, moisture testing (big one on slab foundations here), transitions, and trim. Budget an extra 15-20% and you'll have a realistic number.
