The main beam supporting the entire garage ceiling had cracked and failed in three separate locations, causing the ceiling to sag more than 7½ inches in the center.

The home was built in the 1980s with only a double 2x10 beam. At each splice point, the beam eventually failed under the load. If the original beam had been built as a 3-ply assembly with staggered overlapping splices, this likely could have been avoided.

To repair it properly, we first built temporary support walls to safely carry the roof load. We then cut the ceiling joists free from the damaged beam to create room for reinforcement, and carefully jacked the ceiling back into position until it was level again.

From there, we installed 12-inch LVL beams on both sides of the existing beam, creating a continuous engineered span across the full 24-foot length — with no splices and no weak points. LVLs are engineered specifically for structural strength and stability, making them significantly stronger and more reliable than standard dimensional lumber.

No job too big or too small, and when an issue becomes a genuine safety hazard, you can always count on it being fixed correctly with an engineered solution, not hopes and dreams.

Looks like it grew there✅

Small pool house and filter system covering for this new pool system.

Now they’ll be able to keep all of those floats, toys and everything else that usually gets left out in the sun and weather tucked away and protected. Out of sight, out of mind.

Concrete drains are definitely ideally installed when the pad is poured, but when the pad is 60 years old I’ll do my best!

Lots of cutting, lots of dust, lots of frustration but it drains! And more importantly it keeps water from pooling along the foundation due to the pad sinking and pitching towards the house.

Demo and Re-pour would be the perfect fix, but this will do for a quarter the cost!

Was an awesome project that tested my solo abilities 🤦🏻‍♂️😂 that ridge beam and 8:12 roof sheathing was a monster by myself🫠🏳️🏳️
