Tanking

What is tanking?

Tanking is sealing of bricks with a Cementous sealer. There are a few products on the market, they all work, most importantly is to ensure that you remove the contaminated plaster then seal the bricks to the products recommendations.

Never try to seal just the plaster you must seal the bricks.

What is Bridging ?

Soil or paving against the exterior perimeter wall which is higher than the DPC (Damp proofing course) level allows moisture to push laterally into the wall above the DPC (Damp proofing course).

How to gauge the DPC level?

The DPC is usually beneath the floor slabs +- 100mm thick. Soil against the exterior perimeter wall below the DPC will create no problem unless there is no V-joint cut into the exterior walls plaster on the DPC level. Water will only rise to the V-joint height and should not be able to for any higher.

Damp in M4 / 5 Cement Bricks

These bricks are very porous and water enters into the bricks from beneath the DPC (Damp proofing course) under the concrete floor slabs as well as any pooling water against the exterior walls will laterally push into the bricks. Cracks or holes in the exterior plaster will also allow moisture to enter into the bricks. This moisture will encourage blistering of paint and efflorescence to form on both interior and exterior walls plaster.

Q. How do I know if I have rising damp in my property?

A. More than 90% of all damp problems in modern properties is caused by the practice of fitting plaster on external walls all the way down to ground level without leaving a gap in the plaster at the height of the damp proof course (dpc). In some homes, developers fail to fit dpc sheeting beneath floor slabs and only fit it in the brickwork, believing the concrete slab to be impermeable and non-porous. Regrettably this is not the case and damp will rise in the slab and first manifest itself as damp patches in carpets or damaged wooden flooring or damaged plaster and skirtings on internal walls. This is a serious condition and one which requires the services of a competent and professional dampproofer to solve. Homes built in the 1960’s, and older, were often fitted with a malthoid dpc which over time becomes brittle and allows moisture ingress. Many old homes also had suspended wooden floors which are prone to damp especially if airbricks and voids beneath the floors are filled in. Both situations require a carefully thought out solution and the services of a dampproofing specialist should be sought. The presence of damp on internal walls is often the first indication of rising damp in older properties or those without a dpc beneath a floor slab. But this could also be due to a failure to adequately waterproof a shower or may even be due to a leaking pipe. If in doubt, always seek professional advice.

Moisture and Mould beneath the sink in kitchen.

There is damp under the kitchen sink, beware of mould build up and wood rot. Have a check on the sink seals and pipes underneath the sink for any leaks. It is cheaper to reseal the edges of the sink, work taps and replace leaking pipes than to repair the damp that has occurred in the cupboards.

Bridging

What is bridging?

Soil against the exterior perimeter wall higher than the DPC (Damp proofing course) level is bridging. Moisture in the soil will push laterally into the perimeter wall creating penetrating damp. Visible signs such as blistering of paint and salts on the effected walls plaster will soon appear.

If the existing DPC (Damp proofing course) is higher than the soil level, no lateral damp will occur.
