BLOCKED DRAINS: At Fix Xperts we usually clear drains using a drain rooter machine. Its main advantage is that it can cut through tree roots and other hard obstructions, clearing your drain and waste pipes so we can flush them through.

LEAKING TOILETS,TAPS AND PIPES. Changing the washer on a leaking tap is only doing half of the job. 9 times out of 10 a leaking tap not only needs a new washer but it needs to be serviced as a whole. Servicing a leaking or stiff tap requires the spindle to be disassembled, cleaned out, O’ring or O’rings replaced and tap lubricant applied. The spindle and tap then need to be reassembled with a new washer and tested with the water supply back on. If leaking persists the breach may need to be re-seated. Servicing a tap correctly allows the tap to turn on and off freely, and not leak from the outlet or body of the tap.

BURST PIPES. Damp spots on walls, ceilings, or floors, loss of water pressure, a hissing sound, or the sound of water running continuously are all possible indications of a burst water pipe.

PRESSURE VALVES. Geysers often leak (drip) through the pressure valve overflow pipe. This is normal as the water in the geyser heats and cools. However, anything more than a few litres a day usually indicates that the Geyser pressure valve is faulty. This pressure valve should be replaced if there is a constant steady drip from the overflow pipe. An occasional dripping after water has been drawn from the geyser is fine.

ELECTRICAL:

TRIPPING MAIN BREAKER. Here are two conditions why DB boards keep tripping. One would be an overload condition, meaning that too much power is being drawn. The next would be a short circuit condition. In either condition, it actually takes heat to trip the circuit breaker. So, you have to draw a certain amount of heat or current for the breaker to trip.

FAULTY ELECTRICAL PLUGS. A common problem with electrical wall plugs is also loose wiring on the connection points of the terminals of the electrical wall plug. A loose wire will also make for a bad connection and cause an unusual amount of heat build-up. Loose connections can also cause sparking in the DB board that can result in arcing

FAULTY LIGHTS. There are two places containing wiring connections associated with the light fixture. One is in the ceiling electrical box, behind the fixture; the other is in the fixture’s switch in the electrical box housing. Remove the light fixture to expose its wiring connections. Sometimes the wires from the fixture that connect to the lead wires in the electrical box become loose or broken. Verify that all of the wires are making contact by removing the wire nuts. If the wires are connected correctly, use the meter’s probes to simultaneously touch the black and white wires or the black and ground wire to determine if they are hot.
