A quick look and all looks good with this patio but when walking on it the loose tiles become evident.

On closer inspection areas of grout between the tiles is either missing or is cracked.

This is a common issue with patio or balconies.

This is due to one simple step being left out when the deck is being tiled .... tile panel movement joints are not included. The reason is most tilers that stand outside a hardware looking for work are not aware of the intrinsic detail of tiling a suspended deck which can experience stresses such as differential movement and or deflection.

Tile panel movement joints are included in the SANS specifications 10107.

We are busy carrying out a service maintenance on a bitumen torch- membrane roof.

This roof requires a number of new rolls of bitumen torch-fused waterproofing membrane due to the service maintenance not being carried out every 3 years. Not servicing the waterproofing every three years results in deterioration of the membranes and leaks which is what happend on this roof.

Water was not able to totally drain from this small roof due to the extended pvc pipe on the roof and and there was a leak into the home. Not sure why this design was used.

Our solution to stop the leak and ensure the roof drained quickly after rain was to cut the PVC pipe flush with the parapet wall and waterproof the roof and into the outlet pipe with a 4mm bitumen torch fused waterproofing membrane.

Balcony Leaking or Tiles Loose

First some of the grout starts cracking and coming out of the tile joints, then tiles sound hollow when walking finally the tiles break loose and could "tent".

Grace Design Solutions were recently appointed to waterproof a boarded roof.

Our solution of choice was Viapol, a double reinforced 4mm torch-fused bitumen waterproofing membrane due to possible movement of the boarded roof on which the membrane is torched.

We counter flashed the bitumen waterproofing membrane on the parapet wall upstands with Ecoflex, an acrylic waterproofing liquid solution embedded into a polyester membrane to prevent water ingress in the minute pin holes that can occur between the plastered walls and bitumen waterproofing. The UV reflective coating was applied.

In addition we waterproofed the parapet wall also with Ecoflex acrylic waterproofing embedded with a polyester membrane.

Flood testing completed by the rain the flowing day before we could carry out flood testing.

The waterproofing is performing to its intended specifications.
