Once you have decided to sell your house, you have to get a Certificate of Compliance on the electrical installation. To think that "everything works", is not right. The compliance certificate means that the electrical installation is safe for the new owner and compliant to SANS 10142 ed. 3. The cost of the repairs might shock you, as you do not know the installation laws. It is iwse to have your CoC done BEFORE the estate agent asks for it. If the cost of repairs is high, you can add it to your selling price; that way the buyer actually pays for the CoC. Who has the advantage of a safe and compliant house? Sometimes the repairs on an electrical installation is high. This might be "food for thought".

Does your gate motor have an isolator? An isolator disconnects both the live and neutral cables simultaneously; this means that in the case of the motor being removed, the cables to the motor are dead. You will not be able to sell your home unless you have an isolator on the gate. The isolator should be installed in such a way that somebody from outside cannot cut the cable. once the cable is cut, your battery will run down and you will have to open/close your gate manually. this is an unsafe procedure. When you started your current job, did you just walk in or were you invited to an interview etc. Your current employer checked you out before he decided to employ you. Why can you not check your electrician out before you employ him? Find your ideal electrician BEFORE you need him and keep his contact details for when you might need him. This way you can check him out at your leisure and make sure you get somebody you can trust. BUT, A HUMAN IS LAZY AND ONLY LOOK FOR AN ELECTRICIAN WHEN YOU NEED HIM! If you get conned or a poor job, don't blame the electrician, blame yourself. You have not done your homework on the electrician.

An electrician/plumber can tell you what is wrong with your installation and you just believe him? Ask him for proof of his registration with the Dept. of Labour. You can only be registered with the Dept. of Labour if you have a Wireman's license. This wireman's license authorizes you to issue a Certificate of Compliance. Ask him for photos of what he finds wrong, together with the relevant section from SANS 10142. Also check on his registration number, as anybody can write any number on the CoC. If you do not do this and you get a bum CoC or a "come back" YOU are at fault! You have not done your homework before you employed him. Now he has your money and he disappeared.
