Two clients build the same structure from the same drawings, and the foundations cost different amounts. Neither of them was overcharged.

The structure above ground is identical, so the load is identical. What is not identical is the ground receiving it. One site reaches competent material at nine hundred millimetres. The other has loose material to well over two metres and has to go deeper, or be treated, or be designed to spread the load differently. Same building, different ground, different answer.

This is worth understanding before comparing two quotes, because a foundation figure on its own tells you very little. What tells you something is what each contractor found and what each one assumed.

ISH shows the client the profile that drove the foundation design, so the number has a reason attached to it rather than arriving on its own.

Nobody decides how deep a foundation goes. The ground decides, and the engineer confirms it.

Founding level is set where a stratum is reached that will carry the load the structure imposes, without settling more than the structure can tolerate. That depth is whatever it turns out to be. It is not rounded to a convenient figure, and it is not shortened because the excavation is taking longer than planned.

This is the point where an engineer and an optimist part company. The optimist stops at the level that suits the programme. The engineer keeps going until the material underneath is the material the design assumed, and confirms it in the pit before anything is cast.

ISH confirms founding level in position, against the design, before concrete is ordered.

Everything above ground is carried by a decision made below it.

Water changes soil behaviour completely. Material that stands vertically when dry will run when saturated, and the face that looked stable at the morning inspection can fail by afternoon after rain or a leaking service. Depth is not the only factor either: shallow trenches kill people, because a cubic metre of soil weighs well over a tonne and a person only has to be buried to the chest.

So the decision about shoring, battering or benching belongs to the ground conditions on that day, assessed by a competent person, and it is reassessed when conditions change. It never belongs to how far behind the programme is.

ISH does not send a person into an unsupported excavation to save a day. Stop Work Authority applies to everyone on site, at every level.

The programme can be recovered. Nothing else on that list can be.

The damage expansive clay does is almost never visible at handover. It appears in the second or third year.

Active clays change volume with moisture. They swell when they take water up and shrink when they dry out, and in a climate with a hard wet and dry cycle that movement repeats every year. The structure above does not move evenly with it, because one corner of a building is shaded, another drains differently, and a leaking service line wets one zone and not the others. That difference is what opens cracks.

The controls are known: identify the material, found below the active zone or design a stiffened raft that moves as one, and manage water away from the structure for the life of it.

ISH identifies active material during investigation and designs for the movement rather than hoping the season is kind.

A structure is not finished when it is handed over. It is finished when it is still straight in five years.

Dolomite is the one ground condition where the correct response is never to work around it quietly.

Dolomite is soluble. Over geological time water moves through it and can leave cavities beneath an apparently sound surface. Where it is present, the investigation, the founding design and the water management all change, and in South Africa that is governed by a formal risk classification rather than left to judgement on the day. Services carrying water get particular attention, because a leak is what turns a stable condition into a moving one.

What does not change is the completion date. A design responds to the ground. The programme absorbs it by being built around the real sequence rather than an optimistic one.

ISH treats dolomite as a design input, declared early, not as a discovery announced late.

Ground conditions are not an excuse. They are information, and information is only useful early.

"We have built here before" is experience. It is not a geotechnical report.

A report tells you what was found, at what depths, in how many positions, and what the material was tested as. It gives a founding recommendation with a stated bearing capacity, and it states its own limitations. An opinion gives you a conclusion with none of the evidence, and you cannot check it, price against it, or hold anyone to it.

If you are about to commit to a build, ask for the report. Then ask two more things: how many test positions were taken across the site, and what the recommendation assumes. Both answers tell you how much confidence the number actually carries.

ISH works from the logged profile and states its assumptions in writing. Where a client has no report yet, we say so plainly rather than pricing around the gap in silence.

The report is not paperwork for the file. It is the evidence behind every number that follows it.

An excavation rate is not one number. It depends entirely on what the machine is cutting through.

Soft excavation, intermediate and hard rock excavation are different operations with different plant, different production rates and different costs. A quote that prices all excavation at one rate has either been given the investigation and used it, or it has guessed. If it guessed low it will come back as a variation. If it guessed high, the client paid for risk that was never real.

This is why a contractor asking for the geotechnical report before pricing is a good sign rather than an inconvenience. It is the difference between a rate that holds and a rate that gets revisited.

ISH prices excavation against the logged material profile. Where information is genuinely unavailable, the assumption is written into the quote in plain language so the client can see exactly what was assumed and what would change it.

An assumption you can read is a risk you can manage. An assumption nobody wrote down becomes an argument later.

Calcrete is the material that catches people out in this region, because it behaves like two different things depending on where you hit it.

It forms as calcium carbonate cements the soil over long periods, and it does not form evenly. In one pit it is a loose nodular gravel you can excavate with a bucket. Three metres away it is a hardpan that stops a machine and needs breaking. Its strength varies within a single site, which means one trial pit does not describe it and one excavation rate does not price it.

Treated correctly it is a genuinely good material, and it is used across the province as a base and subbase. Treated as an assumption, it is a variation order waiting to be issued.

ISH prices calcrete against what the investigation actually found, hole by hole, and states plainly where no information exists, because the programme and the price both depend on which version of it is there.

The material is not the problem. Assuming it is uniform is the problem.

The red sand everyone in this province recognises is not something you found a building on.

It is wind blown, loosely packed and uniformly graded, which means the grains are all a similar size with very little to lock them together. It carries very little load in that state and it settles when it is wetted or loaded. That is not a defect, it is simply what the material is. The engineering question is never whether the sand is good or bad, it is what depth it goes to and what is underneath it.

Founding into it without treating it is how you get differential settlement, and differential settlement is what cracks a structure.

ISH classifies the material before it designs the founding, every time. Where the sand has to be used, it is used in the layers where its behaviour is understood and controlled.

Know what the material is before you decide what it can carry.
