🔨🏡 Every project tells a story...

This house has been standing unfinished for many years, and we are currently preparing a quotation to complete the masonry work and install the roof.

Projects like these are always exciting, but they also remind us that good construction starts long before the visible work begins. From moss removal and floor repairs to correcting door and window openings, there is important preparation work required to create a solid foundation for the next phase of construction.

We love the challenge of turning neglected structures into homes that owners can be proud of again. Hopefully we'll soon have the opportunity to bring this project back to life and share the transformation with you.

🏗️ This is a project I’ve been working on over the last couple of days, and it perfectly illustrates something many clients may not always realize — not all the necessary information is always shown on a plan. 📑

That’s where experience, knowledge, and understanding of regulations become extremely important. A contractor needs to know the NHBRC and SANS regulations to ensure that the correct methods, materials, and specifications are applied and quoted on.

Some of the necessary information I picked up that is not clearly shown on the plans includes: 👇

1️⃣ In the first picture, the red circle points out that the internal wall has no foundation detail indicated. According to regulations, even non-load bearing walls require a thickened foundation.

2️⃣ In picture 2, you can see the number of internal walls involved. Thickened foundations need to be cast when the floor is done, and these foundations also require reinforced steel. 🔩

3️⃣ Picture 3 shows that there is no information regarding the floor thickness or the concrete MPa strength required for the foundations and floor slab. 🧱

These are all important details that can influence both the structural integrity of the project and the accuracy of a quotation.

If a contractor does not fully understand these regulations, how would they be able to quote correctly on the required items from the start? 🤔

To become NHBRC registered, contractors are required to study the NHBRC handbook and successfully pass the competency tests in every relevant section. 📚
The SANS regulations also need to be purchased and studied thoroughly — and they are not cheap.

This post is simply to give clients a bit more insight into the level of knowledge, compliance, and experience that is required behind the scenes of a construction project. 🏠

It’s about more than just building — it’s about building correctly, safely, and according to regulation. ✅
