Vir baie kliënte en ontwikkelaars voel die weke ná indiening soos 'n swart boks. In breë trekke werk dit so:

• Die munisipaliteit ontvang die aansoek en kyk of dit volledig is.
• Die planne word versprei na die afdelings wat moet kommentaar lewer.
• Die bouinspekteur maak 'n aanbeveling aan die munisipaliteit.
• Die munisipaliteit besluit, skriftelik. As dit weier, moet dit skriftelike redes gee.

Ingevolge die Wet op Nasionale Bouregulasies en Boustandaarde 103 van 1977 het u skriftelike goedkeuring nodig voordat u bou. 'n Volledige, goed gekoördineerde indiening is die praktiesste manier om die proses aan die gang te hou.
Om te onthou: vra u argitek by indiening watter afdelings sal kommentaar lewer, en gebruik die wagweke om bouerskwotasies en finansiering reg te kry.

𝗬𝗼𝘂 𝗵𝗮𝘃𝗲 𝘀𝘂𝗯𝗺𝗶𝘁𝘁𝗲𝗱 𝘆𝗼𝘂𝗿 𝗯𝘂𝗶𝗹𝗱𝗶𝗻𝗴 𝗽𝗹𝗮𝗻𝘀. 𝗪𝗵𝗮𝘁 𝗵𝗮𝗽𝗽𝗲𝗻𝘀 𝗻𝗲𝘅𝘁?

For many clients and developers, the weeks after submission feel like a black box. In outline, it works like this:

• The municipality receives the application and checks that it is complete.
• The plans are circulated to the departments that need to comment.
• The building control officer makes a recommendation to the municipality.
• The municipality decides, in writing. If it refuses, it must give written reasons.

Under the National Building Regulations and Building Standards Act 103 of 1977, you need written approval before you build. A complete, well-coordinated submission is the most practical way to keep the process moving.
Takeaway: ask your architect at submission which departments will comment, and use the waiting weeks to prepare builder quotes and finance.

Location: Paarl, Western Cape
Type: Conversion – Residential Apartments
Date: April 2026
This project explores the opportunity for well-located and affordable housing within Paarl’s C*D, introducing two new duplex apartment buildings behind an existing heritage-protected structure. Each apartment is designed with a private outdoor patio or balcony, with generous windows bringing natural light deep into the living spaces. The architectural language draws from Paarl’s established character through contemporary interpretations of gabled roofs, timber pergolas and aluminium shutters.
The site design balances privacy with a sense of community, providing dedicated garages for each residence while a central pedestrian gateway leads into a landscaped shared courtyard, creating a welcoming communal heart to the development.

"Firmitas, utilitas, venustas" — sterkte, bruikbaarheid, skoonheid. (Vitruvius, De Architectura)

U het ’n erf, ’n idee en ’n begroting. Iemand sê vir u: “Kry net die bouplanne geteken.” Is dit dieselfde as om ’n argitek aan te stel? Nie heeltemal nie. Tekeninge is wat u kan sien. Die argitek se werklike werk is die denkwerk wat vooraf gedoen word, en die sorg wat daarna voortduur.

𝗗𝗶𝗲 𝘀𝗲𝘀 𝘄𝗲𝗿𝗸𝘀𝘁𝗮𝗱𝗶𝗮

In Suid-Afrika word ’n argitek se diens in ses stadia beskryf. Die benamings verskil effens tussen dokumente, daarom behoort u aanstellingsbrief presies uiteen te sit wat ingesluit is:

1. Aanvang — ons luister, verstaan u opdrag, begroting en tydsraamwerk, en besigtig die terrein.
2. Konsep en lewensvatbaarheid — eerste ontwerpidees, getoets teen u begroting en die reëls wat op die terrein van toepassing is.
3. Ontwerpontwikkeling — die gekose konsep word verfyn: uitleg, materiale en koördinering met ingenieurs.
4. Dokumentasie en verkryging — die gedetailleerde tekeninge en spesifikasies wat vir munisipale indiening gebruik word en wat bouers gebruik om te prys.
5. Konstruksie — terreinbesoeke, beantwoording van die bouer se navrae en kontrolering dat die werk volgens die dokumente uitgevoer word.
6. Afsluiting — voltooiing, snagging, oorhandiging en finale rekords.

𝗛𝗼𝗲𝗸𝗼𝗺 𝗿𝗲𝗴𝗶𝘀𝘁𝗿𝗮𝘀𝗶𝗲 𝘀𝗮𝗮𝗸 𝗺𝗮𝗮𝗸
