This site is located in a very high LSM (Living Standards Measure) suburb in Pretoria only 2 blocks away from a regional mall. This suburb, in the greater context, is also very close to the CBD and has access to newly developed public transport. This specific opportunity was explored as a higher densification opportunity (due to the proximity of newly implemented public transport systems) of the site hosting 72 units and thus exploiting a 350U/Ha.

The feasibility on a sales model yielded promising returns upwards of 30% Nett on full financing with prime interest rate. Prime Developments has spearheaded all opportunities on this site and the work done includes, but is not limited to, market studies, council drawings, feasibilities, consultation with financiers, town planning etc. – which were all included in this turn-key opportunity presented.

The office spaces proposed alongside the M1 toward Sandton is poised for getting attention!
Soft corners and curvy lines create intrigue and stature. The undulating lines tilt and skew to create opportunities for balconies and shelter for small breaks, or inter-office interaction. The secure parking below allows the structure to perch on a podium for maximum exposure – a benefit to any company wanting to have its name lit up and seen.

DNA was instructed to design a take-away hub next to a prestigious regional mall in Johannesburg.
The site allocated was the small portion left over from the initial development. Even though the site was extremely tight, we were able to design in such a fashion to capitalise on the accessibility, flow of traffic and building exposure and aesthetics.

No tenants were signed, and indicative signage is for presentation purposes only.
