Not every flashing issue requires a full replacement, but not every repair is worth repeating.

A repair may be suitable when the flashing is still structurally sound, correctly positioned, and only requires minor sealing or adjustment.

Replacement is usually the better option when there is visible corrosion, incorrect sizing, poor falls, recurring leaks, damaged joints, or a profile that no longer suits the building condition.

The right decision depends on the cause of the problem.

Flashing Centre assists with practical fabrication input to help contractors and project teams choose the correct route before work begins.

Repair where it makes sense. Replace where performance has been compromised.

Finding a leak often means looking beyond the obvious wet spot.

Water can travel before it becomes visible, which is why inspection should focus on the areas where systems meet, change direction, or discharge water.

KEY POINTS TO CHECK INCLUDE:
• Roof edges and parapet junctions
• Flashing overlaps and end laps
• Box gutters and drainage outlets
• Wall and roof transitions
• Window and door surrounds
• Cladding junctions
• Sealant lines and fixing points
• Areas where old and new materials meet

When these details are not aligned, water can be trapped or redirected into vulnerable areas.

Correct flashing design and fabrication help manage these risks before they become bigger repair issues.

Repair work starts with understanding where the problem is coming from, not just covering the visible damage.

Water ingress can be caused by incorrect flashing dimensions, failed overlaps, poor falls, damaged materials, blocked drainage points, or unresolved junctions between systems.

Flashing Centre supports contractors, property teams, and project professionals with practical input on replacement requirements, material selection, and fabrication details.

By reviewing the site condition before manufacturing begins, the correct profile can be produced for the actual application. This helps reduce rework, improve installation accuracy, and support a more durable repair outcome.

Winter often exposes flashing and drainage problems that were already building up behind the finish.

Heavy rainfall, blocked drainage paths, poor overlaps, incorrect falls, and weak junction details can quickly lead to water ingress, staining, corrosion, and damage to surrounding building elements.

The risk is usually highest where different systems meet, including roof edges, parapets, wall junctions, window openings, box gutters, and façade transitions.

A well-manufactured flashing does more than close a gap. It helps direct water away from vulnerable areas and protects the building envelope from avoidable damage.

Flashing Centre manufactures standard and custom flashing solutions to deliver better protection, cleaner finishes, and more reliable performance in wet weather.

Flashing Centre will be exhibiting at the DAS Durban event this Thursday, 4 June, and we look forward to connecting with industry professionals on site.

If you are attending, visit our stand to discuss flashings, rainwater goods, façade detailing, and bespoke fabrication solutions for construction projects.

Good detailing starts with practical conversations, accurate fabrication, and components designed to perform on-site.

Looking ahead, keep an eye out for our follow-up highlights later this month, and block your calendars for our upcoming Western Cape showcase at DAS Cape Town on the 6th of August.

The Subaru Centurion dealership upgrade demonstrates how detailing can redefine a building without structural changes.

Custom Chromadek flashings in Fish Eagle White were supplied to conceal the existing roof structure and refine the façade around the signage area.

Installed by Lutge Signs, the result delivered clean lines and a modern finish aligned with the brand identity.

This project highlights how accurate fabrication contributes to both appearance and long-term durability.

A façade is an aesthetic addition to the principal front of a building to give it a unique architectural look.

Alucobond® aluminium composite panels are widely used in façade applications where both performance and visual quality are required.

The material consists of three layers, two outer layers of thin, pre-painted aluminium bonded to a mineral-filled core. This construction provides rigidity while remaining lightweight, allowing for accurate fabrication and clean finishes.

Because of this structure, Alucobond® can be routered and bent into a wide range of profiles without compromising its integrity.

In practice, this allows for the fabrication of:
• Façades
• Window and door reveals
• Coping flashings
• Curved and barge flashings
• Door covers
• Louvre blades
• Decorative boxes

This level of flexibility is critical where façade systems meet and transitions must be resolved cleanly.

It enables precise detailing, consistent alignment, and a high-quality finish across complex architectural elements.

Complex builds rely on fabrication that fits first time, on-site.

On this project, Flashing Centre supplied purpose-made flashings tailored to the roofing system and detailing requirements of the We Buy Cars Montana facility.

Working alongside Ferrum Roofing Specialists, the focus was on ensuring that all fabricated components aligned accurately with installation requirements, reducing on-site adjustments and supporting a clean, efficient build.
Projects like this reinforce the importance of getting fabrication right early, especially where multiple systems come together.

Acknowledging the teams involved: Barend Petrus Myburgh, Mike Lithgow, Philip Botha and the client, JC van der Linde & Venter.
