For New Building:
1. Building Plans Approval by Local Municipality, assisted by a Professional Architect
2. Enrollment Certificate from NHBRC, assisted by a Registered Builder, Geologist and Structural Engineer

When Purchasing/Selecting Materials:
Uses SABS-approved materials. Avoids cheaper options, e.g Good quality cement costs roughly R30 more than the low-cost option, but helps maintain structural integrity.
A house is a permanent structure. Poor materials can lead to defects that are costly to fix and reduces comfort and quality of the building.

During Building Stage:
3. Soil Poisoning Certificate from a Service Provider

From the Local Municipality:
4. Inspections/sign off at different stages of the building Project

From the Structural Engineer:

Dear Prospective Home Owners:
We understand how expensive and frustrating the Enrollment process is. We have noted your frustrations in the group.
With new changes, soil testing from laboratory through Structural Engineer process is no longer accepted at NHBRC, only a Report by a Geologist or Geoscientist is accepted to get Enrollment Certificate.
To try meet you halfway, and make the process affordable ie Geologists costs, i propose that Homeowners building closer to each other , in the same area or neighborhood or township or rural area, come together and club together Geologists costs, they will pay less compared to hiring a Geologist alone, conctact Segalo without delay.

A builder's job is to follow:
1 Engineer designs
2 Homeowner instructions through architectural building plans, not verbal instructions on site homeowner 😅

Builders shouldn't make changes to designs or specs without approval. If there's an issue, they should tell the engineer or architect.

The construction industry has lost much of its professional standing. Many homeowners now view construction as work anyone from the street can do, which lowers respect for the trade. This perception creates conflict, especially near project completion when funds run low. It is at this stage that homeowners feel contractors did not deserve the amount paid and think a worker at the gate of Cash Build could have done the job cheaper, expressing this while Occupying a newly built structure that is compliant in terms of the law, with all certifications. Construction is a science and a regulated profession, overseen by a council and applicable laws, there are no short cuts. A labourer cutting walls for tubing is not an electrician. A bricklayer is not a builder. A formwork assistant is not a foundation specialist.
Do not take chances with your project. Never undervalue Compliant Builders.

Let's chat about building a house. Here are some observations, things to watch out for:

1. Cost without plans: You're asking how much it costs to build a 5 or 6 roomed house without a building plan. That's like asking how long a piece of string is. Every house is different, and costs vary widely depending on design, materials, and location. Get a plan, then get quotes.

2. No structural engineer: If you let a builder build without a structural engineer's input, you're taking a big risk. Some improvised methods might look cost-effective but can compromise the structure. For example, manual mixing of concrete and casting not done on the same day can weaken the slab. Even more worrying lately is a common unsafe method where floor slabs are built without ribs and blocks (or pre-cast slabs), using just formwork, mesh wire, and manually mixed concrete cast over several days. This goes against building regulations and the monolithic principle, which requires the slab to be cast in one go for strength. Get an expert's advice.

3. Unregistered builder: If your builder isn't registered with NHBRC, you're not protected. Make sure they're registered and have the necessary credentials.

4. Changing mix ratios: If a builder suggests changing the cement mix ratio to "save" you money, be wary. This can weaken the structure and lead to costly repairs down the line.

5. Builder vs brick layer: There's a difference between a builder and a brick layer. A builder has more comprehensive training and experience, and can handle complex projects. A brick layer might be great at laying bricks, but that's all they do.

6. Cheap builders: You get what you pay for. If a builder is significantly cheaper than others, there might be a reason. Anyone can print a business card and call themselves a builder. Look for experience, credentials, and good references.

Take your time, do your research, and don't rush into anything. It's better to be safe than sorry. 😊
