Planning Walkways and Bypasses Before Drawings Are Final

Pedestrian routes and bypasses are often the first things cut when a budget tightens, and the last things anyone wants to retrofit.

We deal with this early. During preconstruction, we work with the owner and design team on siting, constructability, budget and scheduling, so walkway and access road decisions are priced against the actual drawings.

Our civils team designs and builds access roads, urban roads, walkways, bypasses and bridges. That includes work as main contractor or as a partner on larger design and construct projects, including PPPs.

A survey of land size and measurements at the outset also gives engineers and architects firm figures to work from.

Which part of your next development is hardest to resolve at the design stage: pedestrian access, vehicle bypasses or drainage?

A Facilities Contract Should Cover Emergencies Too

Most long-term service agreements fail at the point where something breaks outside office hours. Settle that before you sign.

Ask your contractor to define two tracks in writing: periodic maintenance on a fixed schedule, and emergency call-outs with a stated response arrangement. At Frontline Contracting, we provide both for our clients.

Then look at who manages the work. We operate as an extension of your own staff, covering budgeting, scheduling, quality control, safety and security under one programme. That gives you a measurable standard you can apply across every property you manage.

Finally, bring the contractor in early. Design review that accounts for maintenance costs can save the owner money well into the future.

Which part of your current maintenance agreement gives you the least certainty?

Culvert Drainage That Protects Your Road Investment

Road failures in Harare rarely begin with the surface. They begin with water that has nowhere to go.

A culvert that is undersized, poorly bedded or blocked at the inlet will send water over or under the carriageway, and the damage follows within a single rainy season. Drainage should be designed alongside the road, not added once problems appear.

At Frontline Contracting, our Design-Build team acts as the single source of information on design and construction issues. That keeps drainage decisions consistent from survey through to commissioning. We design and build access roads, urban roads and rural schemes, with the surveys and drainage that support them.

When did your property or municipality last inspect its culverts before the rains? Our team can advise on where to begin.

Building fairer teams builds better projects

Who gets a seat at the table on a construction project actually affects how that project turns out.

At Frontline Contracting, we make a deliberate effort to identify and work with qualified minority and disadvantaged subcontractors and suppliers on our projects. That's not a side initiative. It's part of how we plan a job from day one.

We also invest time in mentoring emerging and marginalised firms and entrepreneurs, giving newer businesses a genuine route into the industry rather than leaving them locked out by lack of track record.

Our view is simple: a project team that draws from a wider pool of skilled people and businesses tends to spot more problems early, price more competitively, and deliver a better result for the client.

What would it take for more contractors in Harare to open their subcontractor lists to smaller, emerging firms?

Choosing the right wall for your commercial build in Harare

Picking a walling system before you break ground can save you real money down the line, and it's a decision worth getting right the first time.

Brick is still hard to beat for boundary walls and smaller commercial jobs. It's durable, locally available, and forgiving if your site has uneven ground.

Blockwork goes up faster and covers larger areas more economically, which matters on bigger commercial and institutional projects where programme deadlines are tight.

Precast panels suit projects needing speed and consistency, industrial buildings, warehouses, and sites where you want fewer trades on site for longer.

We work through this with clients at the design stage, before pricing and scheduling get locked in, because the wrong choice here shows up later in maintenance costs.

Which of these three are you weighing up for your next project?

Safety on site isn't a slogan, it's a daily habit

No task is so important that it can't be done safely. That's not a poster on a wall for us, it's how we actually run our sites in Harare and beyond.

Running multiple projects at once (schools, government buildings, commercial fit-outs) means safety standards can't drift from one site to another. Our approach: consistent training, clear accountability, and daily checks that don't stop because a deadline is close.

A few things that make the real difference:

Ongoing safety training for every employee, not a once-off induction
Site managers who track quality control and schedule together, so shortcuts never get an opening
A culture where subcontractors and vendors are held to the same standard as our own crew

Zero-incident isn't luck. It's built site by site, day by day. What does your current safety process look like when work is happening across more than one location at a time?

Ageing pipes: repair, reline, or replace?

Municipal water and sewer lines don't fail all at once. They fail one clogged junction, one pressure drop, one burst main at a time, and each of those calls costs more than fixing the actual problem.

Before deciding, we look at three things:

Pipe material and age. Older asbestos or clay lines behave differently to ageing steel or concrete, and that changes the whole approach.
Access and disruption. Rehabilitation (relining existing pipe) avoids digging up roads or car parks. Replacement means excavation but resolves structural failure properly.
Failure pattern. Isolated leaks often point to a local repair. Repeated bursts along the same stretch usually mean the line has reached the end of its working life.

Our civil works and sewer reticulation teams assess this on-site before recommending either route, because guessing costs councils and property owners real money later.

If your facility has ageing lines you're monitoring, what's driven the most recent repair call: a burst, a blockage, or a pressure complaint?

Better tech means fewer surprises on site

Late reports and scheduling guesswork cost everyone time and money on a construction site.

That's why we build our project planning around Building Information Modelling (BIM) from the pre-bid stage right through to commissioning. It gives our team, subcontractors, and clients one clear source of information instead of scattered updates and second-guessing.

On the ground, this means:

Day-to-day activity tracked against the schedule, not against memory
Safety and quality control checks logged as work progresses
Cost histories used to verify bids before a single brick is laid

For property owners managing multiple sites, this kind of consistent, measurable process matters more than a single project's timeline. What would better visibility into your project's progress be worth to your team right now?

Why your project needs a good quantity surveyor

Budget overruns rarely happen overnight. They creep in through small pricing gaps that nobody catches until it's too late.

That's the job our quantity surveyors are built for. Tendai Murombo, one of our QS team members, spends his days building detailed bills of quantities before a single brick is laid, so every material, labour hour, and cost line is accounted for from the start.

That groundwork matters later. When we bid out work in predetermined packages, we check every bid against our own cost histories to make sure the numbers actually hold up, not just on paper.

It also feeds into design. Looking at long-term maintenance and sustainability costs at the design stage often saves clients real money years down the line, well after handover.

For property owners and facilities managers in Harare, this is the difference between a project that finishes on budget and one full of surprises. When last did you check whether your project's costings were reviewed before ground was broken?

Access roads make or break industrial park efficiency

Poor access road design costs industrial parks and commercial estates real money, every single day, in truck delays, bottlenecks, and vehicle wear.

At Frontline Contracting, we design access roads as part of our civil works and road construction services, and traffic flow gets planned in from day one, not bolted on afterwards.

A few things we always assess:

Turning radii for heavy vehicles, so articulated lorries and delivery trucks aren't reversing into congested junctions.
Load-bearing capacity matched to actual vehicle traffic, not just projected estimates.
Separation between pedestrian walkways and vehicle routes, particularly around loading bays and shift-change times.

Drainage matters just as much as the surface itself. A well-engineered access road with poor water runoff will fail years earlier than expected.

If you're developing or upgrading a commercial estate in Harare, how much thought has gone into what happens at your gate during peak arrival hours?
