Before the plasterboard goes up, there is work you will eventually never see. Plumbing and electrical rough-ins need to be coordinated with the framing, with the relevant checks completed before walls are closed. Organising that sequence is part of managing the build. Once the room is painted, it is easy to forget how much had to happen behind it.

The lowest total on a building quote does not automatically mean the lowest final cost. An allowance that does not cover the fittings you want can change what you end up spending. Before comparing two totals, check that both quotes cover the same work and comparable selections. Otherwise, you are comparing different builds.

If you are even half thinking about a new build, one useful thing you can do today is write a simple "non negotiables" list. Not a full wish list, just the few things your home must do for you, like number of bedrooms, type of living spaces or parking. Having that list ready before you sit down with a designer or builder keeps the focus on how you live, not just what looks good in a brochure. It also makes early conversations about budget and layout much clearer.
