📢 Understanding SDA certification: what it really takes

Getting a home approved as Specialist Disability Accommodation isn't just about good design, it comes down to two mandatory certificates from an independent SDA Assessor.

✅ Design Certificate, before construction starts
✅ As-Built Certificate, once the build is complete

Miss either one and the dwelling can't be enrolled with the NDIA.

We're currently working as Accredited SDA Assessor on a project in Fairfield East, and it's a good reminder of why getting your assessor involved early (not just at the finish line) saves time, money and headaches down the track.

🏡 On a knockdown rebuild project in Canley Heights - a French Provincial two-storey home on a standard suburban block - the hardest part wasn't the design. It was making sure structural, hydraulic, landscape and other consultant input actually lined up with the drawings before we submitted, not after.

⚠️ It's an easy thing to underestimate. A strong street elevation is only half a DA package - Council, and later the certifier, needs to see that the structural approach, stormwater strategy and landscape treatment are all consistent with what's drawn.

✅ Coordinate that early and the application goes in as one coherent story. Leave it to be sorted out after lodgement, and you spend the next few months managing RFIs instead of progressing the project.

📐 For this one, that meant briefing consultants against the design intent early, rather than handing over a set of drawings and hoping the reports match up later.

🎯 It's a small discipline, but it's often the difference between a DA that moves through assessment and one that stalls.

Our Director Kevin Pham is presenting a live CPD webinar on Reducing Approval Risk in Residential Development Projects, hosted by LearnFormula as part of their 2026 Australian Architecture CPD series.

Most residential projects don't stall because of the design. They stall because there was no clear strategy for pathway, compliance, consultant coordination or documentation - and that gap only shows up after lodgement, when it's expensive to fix.

This session sets out a practical framework for getting ahead of that risk, covering:
- Why DAs get refused or delayed, and where the risk actually originates
- Choosing the right approval pathway before the design locks in
- Reading planning controls and site constraints early, not after concept design
- Coordinating consultants so reports and drawings tell one consistent story
- Building NCC, accessibility and DBP Act compliance into the design stage, not the CC stage
- Managing RFIs, conditions of consent and the handover from DA to CC

Kevin will be drawing on real LVA projects across CDC, DA and Specialist Disability Accommodation approvals to show how this plays out in practice.

🏡 New project: LVA Architects has been engaged to convert an existing Class 1 dwelling into Specialist Disability Accommodation (SDA) under the High Physical Support category, in Cranebrook NSW.

Retrofitting an established house into compliant HPS housing is one of the more technically demanding briefs we take on. A few of the real challenges involved:

🔹 Structural capacity - HPS requires provision for ceiling hoists and reinforced wet areas. Existing roof and wall framing often needs upgrading to carry these loads, which isn't always straightforward in an older brick veneer or timber frame home.

🔹 Circulation and turning space - The SDA Design Standard sets minimum corridor widths, door clearances and turning circles for assisted wheelchair use. Existing room layouts rarely meet these dimensions without reconfiguring walls or extending footprint.

🔹 Backup power - HPS dwellings must support life support equipment, which means dedicated backup power provisions need to be designed in, not bolted on.

🔹 Overnight accommodation for support staff - A compliant OOA room has its own access, privacy and amenity requirements that an existing house was never designed around.

🔹 Balancing compliance with liveability - The goal isn't just ticking SDA Design Standard boxes. It's delivering a home that feels dignified and comfortable for the resident, while meeting every mandatory clause.

As both a Registered Architect and Accredited SDA Assessor, our role is to bridge that gap early, identifying what's achievable within the existing structure versus what needs a more significant intervention, before drawings even begin.

Approved! 🎉 Another Specialist Disability Accommodation (SDA) home given the green light in Yagoona.

This one was a genuinely complex project - Class 3 SDA housing has to meet strict accessibility and fire safety requirements on top of the NDIS Design Standard, so getting it approved took close coordination with our fire, access and structural consultants every step of the way.

The result: a well-designed, fully compliant home that will make a real difference for its future residents.

Proud of the team effort behind this one, and glad to keep contributing to better housing outcomes for people with disability across Sydney.

✨ From 3D concept to custom-made chandelier✨

One of our favourite parts of the Peakhurst project - this custom chandelier, designed by LVA Architects and hand-made overseas before making its way to its new home.

🖥️ We started with a 3D concept to get the scale and glow just right for the dining space

✨ Then worked with an overseas glass manufacturer to bring it to life, piece by piece, each one hand-formed and slightly unique

🏠 Shipped to Sydney, coordinated with the ceiling and electrical works on site, and now it's exactly where it belongs

Good interior design isn't just about picking something beautiful. It's about the design, the sourcing, and the coordination all coming together.

✨ The last 5% shapes the whole renovation.

At the Dulwich Hill House renovation, one of the key finishing details was the timber island cladding in the kitchen and living area.

The material was carefully specified, but with timber, the final result is never just about selecting the product. The colour, tone and texture depend heavily on how the finish is applied on site. Annoyingly, timber has personality. Very inconvenient for everyone.

For this project, the timber island cladding was oiled carefully to visually connect with the warm timber tones of the kitchen joinery.

The finishing process required attention to:

🪵 Natural timber colour variation
🎨 Oil type and number of coats
🖌️ Direction and consistency of application
⏳ Drying time between coats
💡 Lighting conditions within the room
🍽️ Relationship between the island, joinery, benchtop and flooring
🔍 Final review of colour, sheen and texture

This is where construction documentation and site coordination become important.

📐 Drawings and specifications set the design intent.
👷 Site coordination helps the trades interpret the detail properly.
🔨 Final finishing determines how the completed home is experienced.

A sample board can guide the decision, but the real test is always the installed material under actual site lighting.

A renovation is not complete when the major construction work is done.

It is complete when the details are resolved, checked and finished properly.
