The current rules make building more more . We’re seeing it firsthand at New Monica.
We’re deep into servicing work, including infrastructure tie ins and an on site stormwater management system.
Upgrading infrastructure to support more homes makes sense. On the other hand, on site stormwater management is triggered by unit count, while the impact being managed is based on lot coverage.
A middle project can face additional requirements that a single family with the same lot coverage does not.
This makes single family development the easier, more affordable path. If we want more missing middle housing, we need to level the playing field.
