Frost settling across the fields this morning is a good reminder that setbacks from neighbouring farmland aren't just about keeping peace with farmers — they're about understanding what actually happens on that land next door. A dairy operation creates entirely different environmental demands than a grain farm, and that distinction matters when you're siting a new home. The manure management, irrigation schedules, and seasonal equipment movement on a working farm need breathing room from your property line. Have you considered what type of agriculture borders your land, and whether your setback reflects those specific needs?

When you're planning a secondary suite on a rural property, the distance from your neighbour's farmland matters more than you might think — local setback requirements exist to protect agricultural operations and keep the peace. We've seen disputes arise simply because a homeowner didn't realize how close they could legally build, or worse, how close they shouldn't. Have you checked what the setback rules are for your property?

When you're heating a detached suite in BC winter, most people assume a standard furnace is the answer — but that's where costs spiral. Our team sees homeowners surprised by how inefficient it can be to heat a separate building with traditional forced air, especially when the suite sits 50+ feet from the main house. Have you thought about what heating method would actually work for your secondary dwelling?

When you're building a secondary dwelling on a rural property, the heating system for that detached suite often gets decided as an afterthought — but it's one of the most important infrastructure choices you'll make. Running a separate heating system means thinking early about whether you're doing radiant floor, forced air, a heat pump, or even a wood stove, and each option has different implications for your foundation, utility connections, and long-term operating costs. Our team sees a lot of owners wish they'd planned this during the site design phase rather than scrambling when the walls are already up. What heating method are you leaning toward for your secondary dwelling?

When you're building a detached suite on your property, most people assume they can just run standard heating through from the main house — but that's rarely the best approach. A truly independent suite needs its own heating strategy, whether that's a mini-split heat pump, radiant floor heating, or a compact boiler, depending on your budget and the suite's size. Have you thought about how you'll heat a secondary dwelling on your land?

When you're heating a detached suite on your property, most people assume a mini-split system is the only option — but there's a lot more to consider depending on your main home's heating plant, the distance between buildings, and your budget over time. We've found that some properties work beautifully with a shared hydronic loop from the main furnace, while others do better with their own radiant floor system or a combination approach. What's your main home heated with, and how far is your suite from it?

When we're siting a detached suite on a rural property, the first question our team asks isn't about square footage—it's about how you'll heat it through a BC winter. A garage-converted suite or workshop space can become brutally cold if you haven't planned the mechanical system from day one, and retrofitting efficient heating later gets expensive fast. Have you thought through how you'd keep a detached building comfortable year-round?

---

Heating a detached suite means choosing your strategy before the walls go up—radiant floor, mini-split, or extended ducting all have different costs and performance in our climate. Plan it right and you've got a comfortable, efficient space; plan it wrong and you're throwing money at the problem for years.

When you're planning a detached suite over a septic system, most people assume the usual setback rules don't change — but they do. Provincial health code requires greater horizontal distance between your septic field and a secondary dwelling's foundation and utilities than it does for a primary home, which can really shift where that suite actually sits on your lot. Has anyone on your property ever had to redesign a suite layout because of septic placement?

---

Septic systems and detached suites need different spacing rules than you'd think. Get the setbacks wrong at the design stage and you're looking at expensive relocations later.
