Yesterday Andy Burnham stood in the House of Commons for the first time as Prime Minister and set out his plans for growth across Britain but one line really stood out to us. The Government has acknowledged that Cornwall “lacks a basic level of infrastructure which in turn harms growth.”

And although Cornwall has been singled out here, this definitely isn’t just a Cornish problem. Across the country, the construction industry is being asked to deliver more homes, more commercial development, more public infrastructure and ultimately, more growth but someone has actually got to build it.

We can set ambitious housing targets and encourage businesses to invest, but if the roads, utilities, grid connections and wider infrastructure aren’t there to support that development, how are we realistically going to deliver what’s being asked of us?

And it’s not just the physical infrastructure. We also need to look at the amount of red tape involved in getting projects off the ground - yes there absolutely needs to be proper process and regulation, but it has to work if we want to build more and grow faster, we can’t keep making it harder and slower to actually get things moving.

We see these challenges every day - we don’t lack good contractors and we don’t lack businesses willing to invest but if the Government wants Britain to build, they need to make sure the infrastructure - and the system around it - actually lets us build.

600 x 600mm foundations set out and completed for an extension in Mid Cornwall.

Working alongside the existing property required careful detailing to ensure the new foundations were properly integrated.
Additional underpinning was required to sections of the existing property where the original foundations needed further support to accommodate the new works. Letterbox shuttering was used to allow the concrete to be poured right up beneath the existing structure, leaving the required gap for dry packing.

Once the concrete had cured, the blockwork, services and beam-and-block floor were installed, ready for the next stage.
This extension will create a valuable additional space for the property.

Really good to see this being addressed by the Prime Minister. The majority of builders in this country are reputable businesses, employing good people, paying suppliers and taking genuine pride in the work they deliver. Anything that gives customers greater confidence while helping those businesses stand apart from the minority who damage the reputation of our industry, is welcome.
We just need to ensure the system works both ways - protecting customers, while also protecting reputable contractors and ensuring they’re paid fairly for work properly delivered.

We went back to this project in North Cornwall recently to see how it was looking.

Originally two semi-detached properties, the project involved retaining the existing structure on one side while completely rebuilding the adjoining property from the ground up.

A technically challenging build at times, but one our team’s experience in working with existing structures was well suited to.

Sometimes a client knows exactly what they want something to look like, but planning dictates the material or appearance we need to work with and that’s where we can explore it a bit further.

It might be a particular timber cladding that’s required to satisfy planning, but the client wants a slightly different finish. We can look at the options, work through the detail and find a way of achieving what’s required, while making sure what we install still meets the planning requirements.

Having skilled craftsmen on site gives us the ability to adapt and do this when needed, and with JATA Designs working alongside us, we can look at it from both sides to make sure what happens on site meets what’s required by planning.

Mannok PIR insulation installed, with all gaps carefully sealed using expanding foam and joints finished with aluminium foil tape.

Mannok PIR offers high thermal performance with a low thermal conductivity as low as 0.022 W/mK depending on the product, helping achieve strong U-values without excessive insulation thickness.

But good insulation is only as good as the installation. Taking the time to close gaps and properly seal the joints helps maintain continuity across the insulation layer and gives the quality finish we expect on site.

It’s the details you won’t necessarily see when the job is finished that matter.

Groundworks and enabling works are underway on this coastal project, getting everything ready for a new jetty alongside ground clearance for the renovation of an existing boathouse.

It’s a beautiful part of Cornwall to be working in, but definitely not without its challenges! The topography is testing, we’re working within the requirements of a Marine Licence and, being right on the water, the tide has a pretty big say in our working day too.

A challenging one, but definitely a project the team will enjoy.

Mid-April, Tyler and the team broke ground on site in Mid Cornwall where we’re delivering a three-sided extension and reconfiguration of an existing family home, including the relocation of the main electrical supply and boiler.

18 weeks later, the roof is slated, external rendering is well underway, and inside we’re boarding and plastering, with paint and second-fix carpentry about to start. JATA Connections are also well into their work, with first fix and the relocation of the main electrical supply complete, with minimal disruption to the homeowner.

We’ve certainly benefited from the dry weather, but keeping a project of this scale moving at this pace also comes down to good planning, and suppliers and trades working together seamlessly to keep everything on programme.
