New planning rules came into force in England on 31 October, and a few clients have already asked what it means for their extension.

The short version: most householder applications, so most extensions and loft conversions, will now be decided by planning officers rather than waiting for a committee date.

Planning is devolved, so our North Wales projects stay on the existing arrangements, and we'll flag any Welsh changes as they come.
