💧 A Brand-New Heating System… So Why Was It Losing Pressure?

You'd hope that having a new central heating system installed would be the end of your heating troubles but for one homeowner in Ramsgate, Kent, the boiler pressure was continuing to drop overnight, despite the system having been replaced just a month earlier.

A heating engineer had already inspected the new system but couldn't identify the problem. And with no visible damp patches or signs of escaping water, there wasn't much to go on.

Enter Em from Leak Detective Kent! 🔎

This wasn't going to be a quick investigation. The property consisted of a main house and a separate basement flat, both served by the same heating system. Room by room, radiator by radiator, Em worked his way through the property using specialist tracer gas equipment. Initially, the readings were extremely low, and there was no measurable pressure drop during testing.

But Em wasn't ready to call it a day.

After allowing more time for the tracer gas to escape and carefully increasing the test pressure, a final sweep produced the breakthrough. 🎯 The readings led Em to a newly installed radiator in an upstairs bedroom.

A small, targeted access point beneath the radiator revealed the culprit…

💦 A leaking connection on the new radiator pipework!

Once the heating system was refilled and brought back up to temperature, a constant drip became clearly visible, confirming the source of the pressure loss. The homeowner was delighted to finally have an answer!

Sometimes it's not a dramatic burst pipe or a huge puddle of water. Sometimes it's a tiny drip that takes patience, specialist equipment and a thorough investigation to uncover.

💧 Every Flush Was Sending Water Through the Kitchen Ceiling!

A homeowner in Ashford, Kent had been dealing with a worrying problem for several weeks.Every time the upstairs toilet was flushed, water was escaping into the kitchen ceiling below, causing damage that was getting progressively worse.With the ceiling beginning to deteriorate, Em from Leak Detective Kent was called in to investigate. 🔎

An initial visual inspection revealed no obvious leak, but a borescope camera soon identified water and high moisture levels behind the toilet. The real giveaway came when Em flushed the toilet…

💦 Water was gushing from a damaged flexible WC waste connector!

The connector also appeared to show signs of possible rodent damage and had been stretched to reach the waste connection, potentially allowing movement over time. With the problem identified, Em got to work.

🔧 The damaged WC connector was removed and replaced.
🔎 The toilet was flushed and tested several times, with no further leakage observed.
🔎 The repair was demonstrated to the homeowner, giving them reassurance that the problem had been resolved.

Leak found, repaired and successfully tested! 👏

💧 A Hidden Leak in the Garden… But Where Was It?

A homeowner in Hartley, Kent knew there was a leak somewhere on the water supply serving their garden. They'd already tried to find it themselves, but despite their efforts, the exact location remained a mystery.

That's when Em from Leak Detective Kent was called in.

Using specialist tracer gas equipment, Em began investigating the external water supply, initially picking up readings around several visible push-fit connectors. After isolating these connections and carrying out further testing, the evidence started pointing towards the greenhouse.

There was just one problem… The pipework was concealed beneath a solid slabbed surface, making it difficult to establish exactly where the water was escaping. But Em wasn't giving up!

After surveying the surrounding garden and ruling out other areas, he repositioned the tracer gas connection to the far end of the garden supply and repeated the testing. This time, the readings confirmed the leak was within the greenhouse. 🎯

A great example of how specialist leak detection can take the guesswork out of finding hidden leaks, even in the garden!

💧 A Warm Kitchen Floor… But Not for the Right Reasons!

A homeowner in Lynemouth had noticed something unusual happening in their kitchen. Water was starting to come up through the floor tiles, and parts of the floor felt noticeably warm to touch. With concerns about a hidden leak beneath the flooring, Richard from Leak Detective Humberside was called in to investigate.

Using a combination of thermal imaging, moisture testing and acoustic leak detection, Richard began narrowing down the source of the problem. The results revealed significant moisture across the kitchen floor, along with a large heat spot in the centre of the room.

Interestingly, when the water supply was turned back on, the thermal camera picked up a cooler spot in the same area, while acoustic testing detected strong leak noise beneath two of the tiles. Tracer gas testing was also carried out, but the protective membrane beneath the concrete floor prevented the gas from being detected at the surface. Thankfully, the thermal and acoustic evidence was enough to pinpoint the exact location! 🎯

Rather than lifting large sections of flooring, Richard carefully removed just one tile and carried out a small, targeted excavation beneath it. And there it was!

💦 A substantial leak on the concealed copper water pipework, directly beneath the kitchen floor.

Further investigation suggested the leak may have been caused by the way the pipework had originally been installed. Microbore heating pipes had been laid directly over the 15mm water pipes, potentially causing pinhole leaks through repeated expansion and contraction over time.

One tile lifted. One hidden leak located. Minimal unnecessary disruption. 👏

A great example of how specialist leak detection can pinpoint a problem without having to excavate large areas of flooring.

💧This Is What Was Hiding Beneath the Restaurant Floor…

A restaurant owner in Cranbrook, Kent had noticed damp flooring and a persistent hissing noise coming from somewhere beneath the restaurant floor.

With concerns that the leak could disrupt the business, Em from Leak Detective Kent was called in to investigate. The water supply had already been turned off, but exactly where the water was escaping remained a mystery.

Em began by inspecting the visible pipework, finding and stopping a small drip beneath a sink. However, this wasn't the source of the main problem.

Tracer gas testing was then carried out, but the readings weren't conclusive enough to pinpoint the leak. So Em continued investigating. 🔎

When the water supply was briefly reinstated, a clear hissing noise could be heard beneath the restaurant flooring. A section of flooring was carefully lifted and a borescope inspection revealed significant moisture beneath the floor. Further targeted access exposed the culprit…

💦 A burst pipe on the main water supply, with water gushing out whenever the system was pressurised!

As you can see from the video, this was certainly no small leak!

A great example of how specialist leak detection can help businesses identify hidden problems without unnecessary disruption.

💧 One Property. Two Leaks. Two Very Different Problems.

A homeowner in Coxheath, Kent had received a letter from their water supplier warning of unusually high water usage and their quarterly bills had been steadily increasing. They'd also noticed a hissing and vibrating noise coming from the pipework beneath their kitchen counter.

Em from Leak Detective Kent was called in to investigate.

During the initial inspection, Em spotted an unusually damp area outside, close to the suspected route of the incoming mains supply. A small section of paving and soil was carefully removed, revealing water escaping from the drainage system.

A leak found! But there was a catch… It wasn't the leak responsible for the excessive mains water usage.

Em continued the investigation, introducing tracer gas into the cold-water supply to track down the main problem. The pressure dropped rapidly, confirming a significant leak and further testing eventually produced extremely high tracer gas readings at the external water meter chamber.

The investigation had uncovered:

🔎 Leak 1: A drainage leak beneath the paving near the property.
🔎 Leak 2: A significant mains water leak, with the evidence pointing to the water meter chamber or immediately surrounding pipework.

Finding one leak doesn't always mean you've found the whole problem.
