🕵️ A nail. A pinhole. A whole kitchen pulled apart. Sometimes the smallest culprit causes the biggest headache.

Azeem at Leak Detective Leeds & Sheffield was called to a property in Leeds where the underfloor heating circuit would not hold pressure. The homeowner had noticed a faint hissing whenever they topped up the system. A classic sign that water was escaping somewhere it should not.

Here is how Azeem traced it 👇

🔍 Repressurised the system and listened for escaping water around the kitchen units
🔍 Used a borescope camera through a small void to confirm a leak below the floor
🔍 Removed a floor tile to reveal a damp patch with a nail sitting dead centre
🔍 Exposed the underfloor heating pipe to find a pinhole leak, lined up perfectly with the nail

The cause? A single nail that had punctured the pipe and slowly saturated the subfloor over time. The video below shows the leak in action 🎥💧

💧 Water Running Out Onto the Pavement… and a Meter Spinning Non-Stop

That was the problem at this convenience store in Airdrie, where water could be seen seeping through the pavement outside whenever the mains supply was turned on. The water meter told the same story with nothing in use inside the shop, it was still recording a huge 10.5 litres per minute.

Our technician Jonny attended to investigate. Using a combination of:

🔎 Acoustic testing
🔎 Utility tracing
🔎 Tracer gas leak detection

…the underground supply pipe was traced directly through the middle aisle of the shop.

Strong tracer gas readings were then detected beneath the tiled floor where the original building met a later extension. But when the floor was opened up, things weren’t quite as straightforward as expected.

After lifting tiles and excavating below the suspended floor, the team discovered additional layers beneath the flooring meaning the leak wasn’t exactly where first thought. So the investigation continued.

Eventually, the source was exposed:

🔎 A split 28mm brass coupler on the mains supply, hidden beneath the shop floor.

The damaged fitting was cut out, the pipework repaired and pressure tested.

âś” No further leaks detected
âś” Floor reinstated before leaving site

💧 Water Coming Up Through the Drain Channel? That’s Never a Good Sign

That was the situation at this property in Edinburgh, where water could actually be seen pushing up through the rear garden drainage channel.
Scottish Water had already confirmed it was a mains water leak but the exact location still needed to be identified.

Ben from Leak Detective Edinburgh attended to investigate.
Using acoustic listening equipment, the highest readings were detected beneath the slabs outside the rear doors leading into the garden area.

Once access was gained beneath the slabs, the source became clear:

🔎 A split in an underground section of lead pipework, hidden directly beneath the patio slabs with water tracking underground before surfacing through the drainage channel.

💧 Still Losing Water… So We Kept Going

This job at a holiday park in Tayport came with a challenge. Despite a previous repair, the site was still experiencing ongoing high water usage, meaning there was likely more than one issue underground.

Our technician Jonny was called in to investigate. With no obvious signs across large areas of the park, a full tracer gas survey was carried out, covering ground between cabins and less accessible sections of the site.

After several hours, strong readings were finally picked up in a grassed area near one of the cabins, narrowing things down.

That’s where things got interesting.

The area was carefully excavated and services traced, working around power, gas and drainage to reach the water supply. Eventually, the source was confirmed:

🔎 A leaking 25x25x20mm brass tee on the supply pipe to one of the cabins hidden underground with no visible signs above

Not every leak gives itself up straight away but with the right approach, and a bit of persistence, it gets found.

💧 High Water Usage… But Nothing Obvious Above Ground

That was the situation at this property in Lanark, where the homeowner had been alerted to unusually high water usage. There were no visible leaks inside the property, but one clue stood out. A section of the external slabbed area was constantly damp and never drying out.

Our technician Jonny was called in to investigate. With the internal supply isolated, testing confirmed the leak was on the underground supply pipe upstream of the property.

An acoustic survey picked up the sound of running water beneath the slabs and tracer gas was then introduced to pinpoint the exact location. High readings were detected directly beneath the damp area.

Once the slabs were lifted and the ground excavated, the cause was confirmed:

🔎 A split on an old plastic-to-brass coupling hidden within the underground supply pipework responsible for the continuous water loss

The damaged section was removed and replaced, and the system retested, stopping the rapid movement on the water meter.

Another leak found… and fixed!

💧 We Don’t Just Find Heating Leaks… We Fix Them

A homeowner in Haywards Heath was dealing with ongoing issues with their central heating system.

Airlocks. Boiler cutting out. Constant loss of pressure.

A heating engineer had already attended and suspected a leak within the pipework. Nick from Leak Detective Sussex was called in to carry out a full trace and access investigation.

On inspection, the issue was clear - the system had lost a significant volume of water, with the feed and expansion tank found completely empty. But there were no visible leaks anywhere.

With no signs upstairs, attention turned to the ground floor, where the pipework was buried within the concrete slab beneath laminate flooring.

Acoustic testing was carried out first but with no clear results, tracer gas was introduced into the system. This time, the leak revealed itself. Strong readings were detected in the lounge area, near the rear radiator.

Once the floor was carefully opened, the cause was confirmed:

🔎 A failed solder fitting on buried heating pipework hidden within the concrete sub-floor

The defective section was removed and replaced, followed by a full pressure test confirming the system was now holding pressure with no further leaks.

The floor was reinstated, the system refilled and vented, and full heating and hot water restored.
