Buildings change over time, but knowing which signs deserve a closer look can help you address potential problems sooner.

Here are five things you shouldn't simply ignore:

1. A new crack has appeared 🧱
Not every crack indicates a serious problem, but new or changing cracking may warrant further investigation.

2. A damp patch keeps returning 💧
Simply redecorating over damp doesn't identify why moisture is present. Understanding the source is key to deciding what should be done.

3. A door or window suddenly starts sticking 🚪
There can be straightforward explanations, but an unexplained change may be worth investigating – particularly if accompanied by cracking elsewhere.

4. Water is running down the outside wall 🌧️
Overflowing or leaking rainwater goods can expose walls to repeated wetting and may indicate that maintenance is required.

After an exceptionally hot and dry summer, some properties may be more susceptible to ground movement.

Shrinkable clay soils can lose moisture during prolonged dry weather, causing the ground to shrink and, in some cases, contributing to movement beneath foundations.
