Concrete repairs and lintel replacement.

A wise person once said “Everyday’s a school day” and we certainly learnt something new on this repair job.

Our client had noticed both horizontal and vertical cracking to concrete lintels and beams at their home and asked us to investigate and repair.

It was fair to assume that the vertical cracking was due to settlement and the horizontal cracking and jacking was due to reinforcement bar corrosion. What we didn’t anticipate was that instead of using reinforcement bar, the original builder had opted to use mild steel conduit to reinforce their ring beams 🤯

This meant that both the structural damage and subsequent repairs were far greater than originally anticipated.

We carefully removed all corroded steel conduit and throughly cleaned the areas to be repaired. New reinforcement was installed and embedded in epoxy resin. Ready to receive concrete repairs. Using concrete repair mortars and primers.

In addition to the concrete repairs we also supplied and installed a bespoke concrete lintel above a doorway where a previous defected lintel had been removed and poorly repaired by others.

All in all an interesting and satisfying little project with plenty of lessons learnt.

Before the real building work begins, sometimes you need to dig a little deeper — literally.

Intrusive surveys involve physically investigating a site (like opening up floors, walls, or ground) to confirm what’s really there. While drawings and non-intrusive surveys are helpful, they don’t always tell the full story.

Every now and again we find ourselves faced with works that in principal are straightforward, but logistically can present quite the challenge. Finding a solution is often more rewarding than delivering the works, and can leave you feeling like a Magician 🪄

This project required a bit of magic and luckily we had a few tricks up our sleeve.

Our clients were abroad on holiday and had arranged for their bathroom to be renovated whilst they were away. Once contractors had stripped the existing bathroom they uncovered a plethora of latent defects that had stemmed from water ingress from a leaking gutter to the rear of the property.

The most serious of which, was wood rot to a bressumer beam across the rear of the house. The beam had completely rotted at one end and was no longer load bearing.

We were instructed to undertake emergency remedial works which involved removing the existing timber bressumer and replacing it with steel beams.

Straightforward enough, however with the home owners abroad, they were unable to remove any of their possessions from the effected room and furthermore asked if we could save as much plaster as possible 🤔🤔

So how do you get two 4m long steels up into the ceiling of a living room, without removing the contents of the room and disturbing the plaster anymore than necessary???

SIMPLE! You install them via the first floor bathroom 🧙 🪄

The works were completed in a few days, before the home owners returned.

(N.B. It wasn’t at all simple, it’s was a right pain in the rear. However, we overcome the challenges and found a way, because that’s what we do.)

Here are some completion photos of a Kitchen and dining room remodel we have just completed. Originally our client just instructed us to install a steel beam to open up the kitchen and dining room. Satisfied with our efforts they further instructed us to undertake remedial works to subfloors, install bifold windows, remove a coal store from under the stairs to create more room and finally install a new kitchen including all mechanical and electrical works.

We think it’s turned out great!
