Back on site at the care home refurbishment.

Before you extend your home, check this first

Most extensions don’t start with building.
They start with assumptions.

Assuming there’s enough space.
Assuming it’ll be straightforward.
Assuming what you’ve seen elsewhere will work the same here.

Then you walk the property properly… and things start to shift.

A boundary sits tighter than expected.
The structure tells a different story.
Access isn’t as simple as it looked.

And suddenly, what felt like a clear plan needs rethinking.

That’s not a problem… it’s part of getting it right.

Because the projects that run smoothly aren’t the ones that look good on paper…
they’re the ones that were understood properly from the start.

What clients usually ask us before starting..

Following on from our last post about what happens before a project even starts, this is usually where the questions come in.

Once we’ve walked the property and talked things through, most clients tend to ask similar things:

👉 How long is it going to take?
👉 What sort of cost are we looking at?
👉 Do we need planning or anything in place first?
👉 And how disruptive is it actually going to be day to day?

All fair questions, and to be honest, the answers aren’t always one-size-fits-all.

A lot of it depends on the property, the scope of work, and what’s already there. That’s why those early conversations matter, so we can give proper answers based on the job, not just general estimates.

It’s always better to talk things through clearly at the start rather than figure it out halfway through.

The part of construction people don’t see…👀

Most people notice the finished space.

Clean walls.
Straight lines.
Everything in place.

What they don’t see is what comes before that.

The prep work.
Opening things up and figuring out what’s actually there.
Fixing what wasn’t done right before.
Making sure everything is level, solid, and ready to take the next stage.

It’s not the most visible part of the job, and it’s definitely not the quickest.

But it’s where the quality really comes from.

Because if this part isn’t done properly, it always shows later… just in ways people don’t expect.

That’s why we take our time with it.

Before anything gets priced or scheduled, the first thing we do is walk the property properly.

Not just a quick look, we’re checking how it’s been built, what’s been done before, and what might affect the job later on. Things like access, structure, levels, existing services… all the bits that don’t show up on a drawing.

Then it’s a conversation.

Understanding what the client actually wants from the space, not just “an extension” or “a refurb”, but how they’re going to use it day to day. That usually shapes the whole approach.

After that, it’s measuring up, thinking through layout options, and working out how the job would actually come together on site.

A lot of that doesn’t get seen, but it’s what makes the difference once work starts.

If that part’s rushed or missed, it normally shows later on.
