Before it has an address, it has a sketch. ✏️

Behind Dave’s hand-drawn sketches is the experience of hundreds of schemes — understanding what makes a layout work, where a street needs to lead and how homes should sit within their surroundings.

That experience informs every drawing. Density, movement, character and buildability are considered together, with decisions on paper shaped by lessons from projects that have made it all the way to site.

The sketch is the part you see. The thinking behind it has been years in the making.

✏️MPSL attended the ICN Annual Event, reflecting on the framework’s progress as it reaches its halfway point.

🏘️The seminar provided valuable insight into new legislation and planning policies affecting the industry, alongside a focus on social value and how it is embedded within the framework.

🙌Thank you to the organisers and speakers for an informative and engaging session.

Every site has a story—and understanding it is an important part of designing what comes next.

At MPSL, we’re currently working across a wide range of developments, each with its own opportunities and constraints. These can include surrounding homes, existing landscape features, access requirements, ecology, drainage, heritage and the character of the local area.

Good design starts with research. We look beyond the site boundary to understand how the land has previously been used, how the surrounding area has evolved and what makes the location distinctive.

From there, the challenge is to develop a creative response that makes the best use of the land—balancing design quality with viability, deliverability and commercial value.

The result should be desirable to future residents, welcomed by the local community and designed to complement the existing character of its surroundings.

It’s this process of understanding, testing and refining that helps turn constrained or overlooked land into successful, well-designed places.

🏡 Planning approved in Wigan!

We’re pleased to see planning permission granted for 22 new affordable homes at Scot Lane in Newtown.

The scheme will regenerate the brownfield site of the former St Edward’s Church and Presbytery, providing one-bedroom cottage-style apartments for social rent in partnership with Jigsaw Homes.

Designed to meet Nationally Described Space Standards, the development will also feature air source heat pumps, electric vehicle charging points and new public open space—creating high-quality, energy-efficient homes within a well-connected part of Wigan.

A brilliant result for everyone involved, and we look forward to seeing work begin on site this autumn.

Preparing the way for demolition at the former St Patricroft Methodist Church in Eccles 🏗️

MPSL has recently prepared a package of detailed drawings to support the discharge of planning conditions and help Stanley Land and Homes progress its development of 30 affordable apartments on behalf of ForHousing.

The work included proposals for the retained Sunday School and Lancastrian Theatre Organ Trust building, with a new gable designed using reclaimed bricks and roof slates from the adjoining building.

We also prepared details for retaining existing architectural features, protecting the adjoining lightwell and sensitively relocating the original 1884 memorial stone within the completed development.

Alongside planning applications and Building Regulations packages, MPSL can prepare the technical information required to discharge conditions, coordinate demolition and enable contractors to progress works on site.

It’s been a busy summer at MPSL! ☀️

Planning applications are going in, site visits are keeping us on the move, and plenty of exciting projects are continuing to take shape.

After working through the recent heatwaves, the office is finally feeling a little cooler too!

We’re looking forward to seeing these developments progress, bringing new opportunities forward and continuing to build strong relationships with clients, consultants and project teams.

There’s also some big news on the horizon for MPSL — and let’s just say things could soon be heating up somewhere beyond the UK… 👀🌍

Plenty more to come!

We’re pleased to be part of the project team supporting Holker Group’s plans for a major new neighbourhood off Rakesmoor Lane in Barrow.

The outline application proposes up to 370 homes, including affordable housing, alongside 17 acres of open space featuring green corridors, play areas, walking and cycling routes, sustainable drainage and new tree planting.

With significant employment growth anticipated at BAE Systems’ Barrow shipyard over the coming years, the proposals would help meet the area’s growing demand for high-quality new homes while creating a well-connected and landscape-led community.

A fantastic opportunity for Barrow, and one we’re proud to be contributing to alongside Pegasus Group, E3P, Redmore Environmental, Bureau Veritas, SLR Consulting and Mode Transport.

Progress is continuing at Chorlton Grange. 🏗️

It's always rewarding to see a project move from the planning and design stages into construction, with each site visit bringing the vision one step closer to reality.

Working alongside Cube Homes, MPSL has helped bring forward a scheme that will deliver a mix of contemporary town houses, apartments and sensitively restored Victorian villas in the heart of Chorlton.

With the structure of the development now becoming clearly visible, it's great to see the project taking shape and gathering momentum. We look forward to sharing more updates as work continues on site.
