GREEN BELT SITE. PLANNING COMMITTEE SUCCESS!

We're delighted to share a positive outcome for our client's **Permission in Principle (PiP)** application for a new dwelling.

Despite the site being within the Green Belt, outside the defined settlement boundary and subject to objections, councillors voted **5 in favour, 2 against and 2 abstentions**, supporting the planning officer's recommendation.

Our team prepared a detailed planning case exploring the site's **grey belt potential** and represented our client at Planning Committee.

We're now awaiting the formal decision notice before progressing to **Technical Details Consent**, where the detailed design and technical matters will be addressed.

The design introduces generous glazing, a recessed timber-clad extension and dormer additions to maximise natural light and living space.

A considered palette of red brick, natural timber and dark roof tiles brings together traditional materials and contemporary detailing.

An Exciting New Chapter for Croft Architecture!

We’re taking the first steps towards transforming the buildings that will become **our new Croft Architecture offices!**

Today, we’re on site with Jamie Ikin from **D20-One Structural Engineers**, assessing the existing structures and exploring how we can bring our vision to life.

It’s all about finding the right balance between **thoughtful design, structural integrity and budget** before progressing with our plans.

And as for the rear courtyard…

Let’s just say the landscaping might need a little more attention than we’d originally anticipated! There’s certainly plenty of greenery to work with. 😄

There’s fantastic potential here, and we’re looking forward to sharing the transformation as our plans develop at our new Stone office.

A new milestone: work has started on site.

Ian recently visited this listed family home to compare the proposed bricks with the existing historic fabric—an important detail for a property within a conservation area.

He also inspected the exposed foundations alongside the structural engineer and Three Pines Building Company, helping establish the appropriate approach to the underpinning work.

Careful decisions at this stage help protect the building’s character while giving the project a sound technical foundation.
