Starting the week on site in the sunshine.

Birdsong in the trees, cows mooing in the neighbouring fields, and a great meeting with our clients to recap and chat through their aspirations for the project.

Today is all about understanding the site, exploring the opportunities, and looking at how we can maximise both the building’s and the wider site’s potential for future development.

With the brief fresh in our minds, it’s time to get measured up and gather the information we need to start exploring the possibilities.

Could your garden, paddock or unused land have potential for a new home or small residential development?

Before committing to a full planning application, an early review can help you understand what may be achievable — and identify potential opportunities and constraints.

Our Permission in Principle (PiP) Land Potential Review provides a professional initial assessment of your site. We consider its location, surrounding development, planning history and whether residential development may be acceptable in principle.

Whether you are considering a new home in your garden, developing surplus land or exploring a small housing scheme, we can help you decide whether PiP may be an appropriate route forward.

📍 Croft Architecture works with homeowners, landowners and property developers across Staffordshire, Cheshire, Stoke-on-Trent, Newcastle-under-Lyme and surrounding areas.

We’re finishing the week with the submission of a planning application for an exciting new specialist school in Stoke-on-Trent.

The proposals will bring an existing vacant building back into use, creating a welcoming and carefully considered learning environment for up to 65 children with special educational needs.

The design includes smaller classrooms, improved circulation, secure access, accessible facilities and spaces shaped around safeguarding, supervision and the school’s day-to-day needs.

A rewarding project with the potential to give an existing community building an important new purpose.

We look forward to following its progress through planning.

Could your land support new homes?

The answer is rarely obvious from the boundary. Before investing in a planning application, Croft Architecture can help you understand the opportunities, constraints and risks affecting your site.

Our PIP Land Potential Review includes:

• A Permission in Principle eligibility check
• Planning policy and history research
• A desktop review of site constraints
• An indicative housing-capacity assessment
• A clear Green, Amber or Red prospect rating
• Practical advice on the best next step

The review is typically completed within five working days and is available for small, housing-led sites in England.

Salisu has been out on site today following changes to the ground floor layout of this property.

With the alterations now in place, we returned to point cloud scan and photograph the space, allowing us to accurately update our drawings to reflect what has been constructed.

As the property sits within a Conservation Area, keeping the planning information accurate is particularly important. The updated plans can now be prepared and sent back to the planners to ensure the changes are properly recorded and considered.

Sometimes we go back to site, checking, measuring and adapting — making sure the drawings and the building remain aligned as a project evolves.

Ever wondered what happens before a project starts on site?

Before any structural design can begin, it's important to understand exactly what's beneath the existing building.

Today, Chris and his team at NC Construction were marking out the locations for the trial holes requested by the Jamie at D20 One Structural Design. These investigations allow Jamie to assess the existing foundations and ground conditions, ensuring the proposed works are designed on solid foundations from the very beginning.

It's another important step in the journey from concept to construction.

Wrapping up the week with a productive design meeting.

Today was all about refining the finer details of the Building Regulations package, ensuring every element of the design meets the latest compliance requirements while delivering a practical, sustainable and high-quality outcome. It’s this level of collaboration and attention to detail that helps create buildings which are safe, efficient and built to last.

Every successful project starts with getting the details right.
