The utility room that does a bit of everything 👌

In this part of the project, we walk through the utility space which is designed to keep the everyday mess hidden, organised and easy to manage.

Bench seating with jacket hooks, deep drawers for shoes, LED lighting, adjustable shelving, a hidden steel gun press, space for the robotic mop system, and even a built-in dog bed with a drawer for treats.

Finished with handleless doors from Sulia, with the worktop and backsplash running as one clean detail.

Practical, tidy, and built around how the home is actually used.

A staircase that’s doing a lot more than connecting two floors 🤝

Designed in collaboration with Dubh House Studio, this concrete stairs was clad in White Oak, with matching steps, risers, handrail and panelling to bring warmth through the space.🔥

The black slats create a strong contrast against the oak, while the integrated LED lighting continues right up the stairs, a feature that will really come into its own at night.

We also worked practical storage into the design, including a lift-up seat for shoes and a hidden under-stairs door for hoovers, jackets, suitcases and everything else that usually needs a home.

Part 2 Kitchen Details 👌

This is where the small details really stand out

Built-in spice rack, cooker tap, and a full granite wrap with matching backsplash by Corrib Stone Creations. We kept the island clear of a sink to protect the slab and keep that uninterrupted view out the back 🌳

The island is all about function
Hidden bins, bag storage, deep drawers, and an integrated dishwasher — everything tucked away but easy to access.

At the back of the kitchen, a bench seat sits in front of the floor-to-ceiling window, with lift-up storage built in — a simple feature that works really well in the space.

Elsewhere, you’ve got a matte black steel door opening into a drinks cabinet, a full handleless finish and a coffee station with sensor lighting.

We teased this earlier & now here’s a proper look.👀

The media wall is built to feel like part of the room — the top runs right across to the window and everything is framed cleanly to tie it all together. The fire is wrapped in stained oak with handleless drawers throughout, so you get loads of storage without any clutter.

Into the kitchen, big island, warm oak tones, technical black matt, all handleless. Clean, modern, and built to be used every day.🍳

Everything flows. Nothing feels added on.
