🔹After I touched tangentially on the science of the human being's functionality, I found that Variety is the key to success; at list my key.

🔹While I was at school for 11 years - I graduated from a music school, 7 years of piano, and athletic sports school.

🔹In comparison, I was studying at the University for a Bachelor's degree in Management - and in a parallel way as a professional photographer for 2 years.

🔹While achieving a Master's degree - I got MBA in "Real Estate Development".

🔹And in a parallel way, I am running my successful career of 8 years, from the initial manager position to the head of the department. And after I became a TV presenter, and later I moved to New Zealand.

THE MOST MEMORABLE PROJECTS 2021, which shows MUCH IS POSSIBLE!

FAMILY HOUSE
▫️The Building Consent got issued in the middle of the Lockdown and construction went through all of them.
▫️I set up the online teamwork, including construction management.
▫️The project passed all construction inspections on the first try, including CCC.
▫️I successfully completed it, and family moved into the new building in July 2021.

INVESTMENT PROJECT with 75% ROI
▫️It was a definitely new product of 2021! You can see precisely how such an Investment system works.
▫️An important note - after obtaining a Building Permit, this project was sold by the Investor to the first home buyers when the foundation had not even been poured.
▫️Current project stage - foundation completed, a retaining wall in place. 2022 for this project started from full-colour selection and trusses going up.
▫️ As the Investor said, I have a talent for choosing sites and doing high profitable projects. And I agree with that, looking at the figures of the investment deal.

ADDITIONAL DWELLING ON SITE.
This project is my great pride!
▫️The Landowner is a Real estate agent with excellent experience in Auckland. Her professional surrounding includes a lot of construction companies. And her family choice to sign the contract with TINA HOMES is an essential point for me.
▫️This project includes site sub-subdivision. And I am responsible for providing two-property titles - for existing and new additional houses.
▫️TINA HOMES received a deposit on November 30, 2021. And already on 7, 17 and 22 CCTV, topographic survey and Geotech company arrived at the site.
▫️This month - January 2022, reports from those companies will get issued. And after this, I will order the truss and foundation engineer' design. During the February, I will submit all documents to the Building Consent. A special post for this particular project is coming soon.

HOW ABOUT MAKING 75% ROI on residential property investment house?

📶 And it's not a joke. Bellow, you could see a real case of my Investor-Client for whom I am doing a project based on my main principle of project management "one-stop-shop".

So, with my client’s permission, I will show you all numbers. Look, count and check. I have collected all the calculations in 3 main steps. All prices are GST incl.

▶️ $630,000
The home & land package cost with a progress payment system signed between Tina Homes and Investor. It includes Building Consent, all connections, fees, Insurance and Master Build Guarantee.

1️⃣ STEP - $159,675
Investor transferred deposit 20% = $126,000 and Additional expenses = $33,675 ($14,000 Mortgage payments during the year, $14,500 Electricity outside of the section, $2,875 Trees cutting, $1,500 Lawyer for processing purchasing the project, $800 Valuation).

2️⃣ STEP + $840,000
The Investor sold the project to the first home buyer based on a turnkey system after Building Consent was issued and Construction started.

3️⃣ STEP - $560,500
The Investor will pay expenses after CCC (code of compliance certificate) is issued, and the first home buyer will transfer the purchase price based on the turnkey contract.

From the amount of $560,500 - the Investor will transfer $504,000 as a repayment to the bank (it’s 80% from the $630,000 purchase project price that he borrows from the bank); $30,000 for upgrades with the interior design and appliances; $25,000 to the sale agent; $1,500 for the lawyer.

➡️ RESULT + $119,825 or 75.04% ROI
So the Investor needed $159,675 to invest by himself (cash) to receive + $119,825.

I have attached a table where you can visually see the calculation of this particular project with a 20% deposit and 75.04% ROI. I have also attached an example of how this project could look if the investor had invested a 40% deposit.

*️⃣ Please note that each project is individual. And it differs in the value of the land, section size and location area. Each house by Tina Homes has a unique layout that considers the land's optimal size and fit.

It all started with a meeting, to help us understand the desires and requirements of the customer.

Selection of professionals - At Tina Homes we worked and continue to work in collaboration with a number of specialists from different trades and professions.

Confirmation of the budget - Our broker-partner was determined to issue the best bank loan conditions for the customers.

Choice of land section – Our clients were presented with three options for the site of their future home, in accordance with their wishes and budget.

Drawing up a house plan - The individual design took into account the location of all rooms, layouts and sizing.

LET’S GET PERSONAL: 10 IMPORTANT FACTS ABOUT ME

Hello! My name is Kristina Storozhenko - Founder and Director of Tina Homes, a one-stop-shop service that works to combine the house of your dreams within a budget. I cover a range of individual homes, additional houses, and townhouses, working closely with private buyers and investors.

1. I was born and graduated from high school in the Far East of Russia. This harsh land near the Pacific Ocean, where in summer the temperature is +40 C, and in winter - up to -40 C, has tempered my character and made me the strong person I am today.

2. I have a master’s degree and MBA in Real Estate Development. This gave me the opportunity to conduct business and organize development projects both in New Zealand and abroad.

3. I was promoted to Head of Department of Real Estate Development at the age of 25 and have a projects management portfolio totalling the amount of $70 Million USD.

4. I have a total of ten years in the Real Estate Industry, with experience ranging from New Zealand and overseas.

5. I’m a former primer-TV presenter at the top Federal channels in Russia, “Russia-1” and “Russia-24”, leading live news broadcasts during prime time and went on to become an author and host my own economic program.

6. In July 2017 I moved to the South Island of New Zealand to launch the next chapter of my Real Estate journey - breaking into the New Zealand housing market.

CONTINUATION… TO RENT OR BUY A PROPERTY: ADVICE FROM THE DEVELOPER

For the sake of truth, it’s important to note that owning a home does have its drawbacks:

Deposit – It’s often necessary to have a fairly large amount on hand for your deposit, it’s usually around the 10-20% mark of the total cost of your future property.

Financial discipline – In order to save for your deposit it's crucial to have a strong sense of financial discipline, which will help you down the road when you have to make payments under the loan agreement, on time.

Organizational tasks – This is a big one. Collecting and organizing documents for the bank and the developer are all really important when it comes to the creative and design stages of your build.

However, the benefits of actually owning your own home outweigh all the cons, and this I know from experience:
