ration of their buildings. Following the 2010 and 2011 Canterbury earthquakes, in April 2013, Phil and his brother Craig established Brosnan Construction in Canterbury to assist with the rebuild. In December 2015, a Queenstown office was established to meet the growing demand in the Otago region. As part of our commitment to building refurbishment and restoration, in April 2021, we opened an office in Wellington to service the Lower North Island. In mid-2021, we rebranded as Brosnan and introduced Brosnan Maintenance, reflecting the increased value we can deliver to customers beyond construction services. Our customers can now enjoy the continuity of a high-quality building lifecycle service. From design management, early contractor involvement and construction to long-term maintenance, as well as finance and insurance services, Brosnan provides our customers confidence that their most valued asset is in safe hands.

The new senior campus at College has reached a key milestone with the installation of structural steel for the second permanent building.

The new facility will add 12 teaching spaces for Years 11-13 learners. Delivering a project of this size in a busy school environment, near a densely populated residential area, requires careful coordination and effective communication.

Clever design considerations and thoughtful programming have assisted with identifying critical procurement items, speeding progress on the site.

It’s great to see one of the luxury hotel projects we delivered receiving the attention it deserves!

The Huka Lodge, which Brosnan refurbished last year, was reviewed by Travel and Leisure Asia (article at https://tinyurl.com/tpluslhuka), which noted the lodge's inviting design.

The refurbishment project was high-profile and attracted global tourism interest. A 6-month ECI phase enabled collaborative workshops among the client, the design team, and Brosnan to refine buildability and methodology. We also added a new retreat space to the complex, with a bushwalk to the Spa, Sauna, Plunge Pool, and Gym. Landscaping and infrastructure were also upgraded.

This huge undertaking and the team who made it possible were recognised at the Master Builders’ 2026 Commercial Project Awards, winning the Tourism and Leisure National Category and a Gold Award.

From Kaitaia to Invercargill, our teams are busy doing what we do best: restoring confidence in construction! Time to roll call some of our projects:

Kaitaia Hospital - Stage 1, the Theatre Block, is finished, with work underway on the General Ward Block (Stage 2) and the General Practice, Outpatients and ED Block (Stage 3).

26 Hobson Street - Progress continues on the comprehensive roof replacement, with the building fully covered, providing a protected environment for the installation of the new long-run roofing system and associated remedial works to the facade.

Bunnings Warehouse Taupo – We have just hit an important milestone with the first stage of structural steelwork being installed for this new 9000m2 warehouse facility.

Dannevirke District Court – The building has donned the Brosnan-white shrink-wrap as we take off its old roof and give it a brand-new one.

Rolleston College – We are on programme, with the main structure to be completed in the next 2 weeks, and the final main concrete pour happening soon.

Aurora College – With our team fully mobilised on Blocks 1 and 2, cladding and internal work are well underway.

A significant step forward for our seismic upgrade and refurbishment of the Zone 23 project has been achieved: the successful completion of the restaurant building re-cladding and roofing works, followed by the removal of the temporary scaffold roof.

We're proud to see the Lindis still being recognised as an exceptional destination years later.

Brosnan completed the Lindis Lodge build back in 2018. Nestled deep in the Ahuriri Valley, the building is characterised by intricate detail and high-end specifications. It's great to still see guests calling it "a detour well worth taking" and praising the seamless integration into the landscape.

We have been hard at work on the Masterton Library upgrade, delivering together with the Masterton District Council!

Located in the heart of the town, the library is an important community facility. As part of its 2024–34 Long-Term Plan, Masterton District Council is delivering a major refurbishment and extension in response to community feedback.

The project includes a full strip-out of the existing building, demolition, new roofing, windows, cladding, and a complete internal fit-out, alongside the construction of a new extension and landscaping on the east side of the current library.

When Unitec needed extensive remediation and refurbishment of Block 108, a 4,500m² building with a leaky roof and outdated interiors, they knew to count on Brosnan!

With a live campus environment and an evolving scope that grew to include an additional 3,500m² of floor area and three new lobby areas, we delivered this revitalised educational facility in five project stages. Our Early Contractor Involvement (ECI) and ongoing collaboration enabled innovative solutions and programme adaptations, ensuring construction feasibility without compromising on quality.

Our team adhered to strict health and safety protocols while carefully managing logistics to minimise disruption on the busy campus. We proactively managed every step, from roof replacement and structural re-cladding to the complete interior fit-out, ensuring a high-quality finish and allowing for phased reoccupation as each area was completed.

The result is a modern, durable learning facility, and the delivery team, led by Lachlan Harrison, was recognised with Brosnan’s Project Team Award in the 2022 Excellence Awards.
