New flooring throughout the kitchen and hallway, wallpaper feature walls, recessed sprinklers, level five skim on the ceilings, and a kitchen heading into production now. The master ensuite has been completely reconfigured —-walk-in shower with the mixer repositioned for function, big mirror cabinet, and new vanity with extra storage.

Butler's pantry going in off the kitchen, timber joinery through every bedroom, and a new deck off the master.

It's going to look mint. Stay tuned.

Plasterboard going on, fit-out underway, and Rangitoto sitting right there through the glass waiting for the finished view.

This is the stage where a build starts to feel like a home. The walls are closing in, the rooms have shape, and you can finally stand in a space and picture yourself in it. The hard work is in the detail now: getting every junction, every finish, every line right before anything goes on top.

Pre-engagement is everything. Get your sub-trades on site early. Walk them through what they're tackling before a single thing goes in the ground.

Above ground, we know exactly what's happening. HVAC, plumbing, fire walls, the lot. It's all mapped out. Below ground is where the surprises live, and that's why you carry contingency.

Do the work up front, and you can fix price with confidence. No variations, no surprises.

The part of the build nobody talks about, but nothing works without it.

Stormwater infrastructure going in. Hynds manholes set, connections roughed in, levels checked before any fill goes back. This is the work that sits under driveways and lawns for the next fifty years, so it has to be right the first time.

Not the glamorous end of a build, but it's where the build actually starts.
