New tile, plumbing, shower, electrical, waterproofing, permits, labor. That's rarely a $10,000 project in this market anymore, and the final number moves a lot depending on size, materials, and what's behind the walls.

The real surprises show up during demo. Old plumbing, water damage, mold, outdated wiring. None of it's visible until the walls come down, and all of it changes the price.
