There’s one line on your contractor’s bid that can add tens of thousands of dollars to your project. It’s called an allowance.
An allowance is a placeholder in your bid for things you haven’t picked yet, like tile, flooring, lighting, plumbing fixtures or appliances. The contractor just puts in a number so the bid can be finished.
Now here’s the problem. Say your bid has a $10,000 allowance for tile. Then you go to the showroom and fall in love with beautiful tile that costs $25,000. That $15,000 difference comes out of your pocket.
Why does this happen so often? Because low allowances make a bid look cheaper. Two bids can look $40,000 or $50,000 apart when the real difference is just how realistic the allowances are.
So how do you protect yourself?
Ask what each allowance actually buys.
Visit a showroom before you sign to see if the numbers match your taste.
Choose your finishes early.
When you compare bids, compare the allowances line by line.
After 25 years in construction, I’d rather set realistic allowances from the start, even if it makes my bid look higher, than surprise you halfway through the job.
