Progress at the Black Horse Inn: framing is underway for a new exterior exit stair, one of the contemporary interventions helping prepare this almost 200-year-old historic building, located in Morristown Ohio, for its next chapter.

Working within an existing historic structure often means finding thoughtful ways to accommodate modern code and life-safety requirements while preserving the character of the original building. The new stair will provide required egress while allowing the historic spaces within the Inn to remain largely intact.

Today we celebrated the ribbon cutting of Gloria’s Place, a new 44-unit permanent supportive housing community in Over-the-Rhine.

Located at the corner of Dunlap and Henry Streets within the Over-the-Rhine Historic District, the project transforms a compact urban site into much-needed housing, with resident services and shared amenities on the ground floor and a central courtyard that creates protected outdoor space for residents.

Developed and managed by Over-the-Rhine Community Housing (OTRCH) and built by Model Construction, Gloria’s Place was supported through the Low-Income Housing Tax Credit program. New Republic is proud to have provided architectural services for another great OTRCH project that serves a critical need in our community.

Congratulations to Over-the-Rhine Community Housing, The Model Group, and the many partners who brought Gloria’s Place to completion.

The Wicks at Vintage Club Phase III is coming out of the ground in Montgomery, with framing now underway on the final condominium building in the community.

Developed by Traditions Building & Development Group, this phase will add 18 single-floor condominium residences to The Wicks, a walkable, village-style community within the larger Vintage Club development.

New Republic worked with the Traditions team to translate the project’s established design direction into a coordinated, buildable set of construction documents. We’re excited to see those drawings taking shape on site.

Jobsite tours are one of the ways our team gets out of the office and learns firsthand from the buildings we work on. We toured the Reid-Longworth Building on West Fourth Street, built in 1869 as a hotel before later serving as a manufacturing and wholesale facility. The building is part of Reid Flats, a larger ModelGroup redevelopment encompassing multiple historic buildings across Cincinnati's Central Business District and Over-the-Rhine.
Through the historic tax credit rehabilitation, the building will become 37 market-rate apartments while carefully restoring its historic character. Small, non-historic windows will be replaced with monumental double-hung windows that restore the full height of the original openings, reversing a previous renovation that infilled the lower portions with paneling and added non-historic transoms.
Tours like this help our team better understand the craftsmanship, challenges, and thoughtful preservation strategies that bring historic buildings into their next chapter.

Our Design Manager Bob recently arranged a team tour of the new FotoFocus building on Liberty Street. After watching it come out of the ground over the past couple of years, it was great to finally step inside and experience the finished space.

FotoFocus Executive Director, Katherine Ryckman Siegwarth, gave us a thoughtful tour, sharing stories about the organization’s evolution and how the design of the building developed alongside it. Their opening exhibition, Big Tent, brings that history into the new space, including a nod to the literal tent architect José García constructed in Washington Park during FotoFocus’s early years.

As designers, it’s always valuable to experience another architect’s space and spend time surrounded by art and ideas. We are grateful to the FotoFocus team for welcoming us and sharing the stories behind their new home. We’re excited to see what fills the space next.

The New Republic team recently toured the former Cast-Fab site in Oakley, where a new townhome community is beginning to take shape as part of the larger Oakley Station redevelopment. Developed by + East, the project transforms a former industrial property into higher-density housing designed to support walkable urban living and continued neighborhood growth.

The development will bring 119 three-story attached townhomes with rear-facing garages combined with shared open spaces to create a more pedestrian-oriented community.

It is always valuable getting the team out in the field to see projects at this scale moving from concept into construction.

Historic rehabilitation starts long before construction drawings.

Before design decisions are made, our team is out in the field documenting existing conditions, uncovering previous alterations, and understanding how a building has evolved over more than a century.

Last week, our Senior Construction Administrator Robert Powell got to crawl around in the attic of the Alms & Doepke Building in Over-the-Rhine to assess its current conditions.

Every beam, floor board, and hidden detail helps inform the work of our entire design team. Preserving historic buildings isn't just about great design. It's about understanding the building from the inside out before the first line is drawn.

Sometimes preservation means knowing what not to preserve!

Demolition has begun on the future site of Pleasant House, a new permanent supportive housing community for Tender Mercies in Cincinnati's Over-the-Rhine historic district.

As architects who specialize in historic rehabilitation, we know that existing buildings deserve careful consideration, not automatic demolition, but not every building contributes equally to a neighborhood's history or its future.

The current 1990s building on the site is considered a "non-contributing" building within the historic district, meaning that it does not add to the district's historic significance. And while it served an important purpose as affordable housing, it has become functionally obsolete.

The new Pleasant House will make better use of the site by increasing residential density while providing services and thoughtfully designed common spaces that support Tender Mercies residents. It's a reminder that sometimes the best way to strengthen a historic neighborhood is to preserve what matters and replace what no longer serves the community.

This week, two members of the New Republic team are attending the AIA Conference on Architecture & Design in San Diego, part of our ongoing commitment to investing in our staff and the continued growth of our practice.

Whether through national conferences, local industry events, hands-on workshops, or regional housing and preservation discussions, we believe continued learning strengthens both our team and our work.

Architecture is constantly evolving, and some of the best ideas come from stepping outside the studio, engaging new perspectives, and bringing that knowledge back to our projects and communities.

We’re excited to welcome Robert Powell to the New Republic team as our new Senior Construction Administrator.

Robert brings nearly four decades of architectural and construction experience to the studio, adding an invaluable depth of knowledge to our preconstruction and construction phase services. A licensed architect since 1989, he has spent his career building strong relationships with clients, navigating complex project challenges, and helping teams deliver thoughtful, well-executed work in the field.

He also has a particular passion for working on old buildings — an enthusiasm that fits naturally with New Republic’s focus on historic rehabilitation and adaptive reuse projects throughout the region.

Beyond his experience, Robert will play an important role mentoring junior staff, sharing practical insight that only comes from years of hands-on project delivery. We’re thrilled to have him on board and look forward to the leadership and expertise he brings to the team.
