After a hurricane, the knock at your door might be the second disaster. Hurricane season runs through November 30.

Not every fast crew is a scam. Check 5 things before you sign:
1. Identity: get the license number and verify it with Florida DBPR.
2. Scope: a temporary tarp isn't a permanent repair.
3. Paperwork: an itemized estimate and payment schedule, in writing.
4. Payment: never pay it all up front.
5. Escalation: your insurer, DBPR, or the Florida Attorney General.

Anyone offering to waive your deductible? Red flag.

King tide flooding update, South Florida 🌊

This week's king tide reached record levels at some local tide gauges. On Oct 27–28, flooding was reported in areas including:

• Fort Lauderdale: Las Olas Isles, Rio Vista, Idlewyld, Harbor Beach, Central Beach, Riviera Isles, Lauderdale Harbours, Mayan Dr and the Himarshee district (33301, 33304, 33316)

• North Bay Village and the area near Bay Harbor Islands

Earlier, on Oct 25, flooding was also reported on S. Ocean Dr in Hollywood.

NWS Miami has a Coastal Flood Advisory for coastal Miami-Dade, Broward and Palm Beach until 8 PM Friday. Avoid flooded streets around high tide.

If water got into your home, garage or business:
1. Don't drive or wade through floodwater.
2. Photograph the damage before you move or throw anything out.
3. Get wet materials drying within 24–48 hours to help limit mold growth.

Wet drywall isn't automatically a mold job. Mitigation stops the water and dries the structure; remediation removes mold growth that's already there. How quickly drying starts often affects which one you need.

Mold mitigation vs. mold remediation: the words get swapped on estimates, but the jobs are different.

Mitigation stops the moisture, dries what got wet, and keeps the area from spreading.
Remediation contains the area, removes growth and materials that can't be cleaned, then cleans and dries. "Abatement" on a Florida bid is that same removal step under another name.

In South Florida, you usually can't dry a room by opening the windows. EPA and the Florida Department of Health point to the air conditioner or a dehumidifier instead, and EPA, CDC, and FEMA all say to dry wet materials within 24–48 hours.

Our guide walks through when mitigation alone is enough, when containment is required, and the signs a job is already past mitigation: https://totalcarerestoration.com/guides/mold-remediation/

Water coming in? The first hour is three shutoffs and a phone call.

âś” Gas: if you smell it or hear hissing, get everyone out and call the gas company from outside.
âś” Power: turn off the main breaker only from a dry spot. If you'd have to stand in water to reach the panel, stop and call an electrician.
âś” Water: shut the main valve if pipes are damaged or water is still coming in.
âś” Insurer: call the same hour. Photograph every room, and don't throw out damaged property before the adjuster has seen it.

Then dry what got wet within 24–48 hours, the window EPA and CDC point to for keeping mold from getting started.

Water in the attic after a storm usually looks smaller than it really is. By the time a stain shows on the ceiling, rain may already have traveled along rafters, decking, insulation, and wall cavities.

The first question isn’t “How bad does the spot look?” It’s what’s safe to check, what still needs protection from new rain, and what’s holding moisture above the ceiling right now.

What to check from below, when attic access becomes unsafe, and when to call a restoration pro:

Week one after a South Florida storm isn’t rebuild. It’s secure the opening, extract, dry, and document.

Hours 0–6: safety and shutoffs. Hours 6–24: tarp, extract, first photos. Days 2–7: moisture checks and adjuster walkthrough.

EPA frames the moisture clock clearly: wet materials should usually be dried within 24 to 48 hours to help limit mold growth. A stain that looks only cosmetic on day one can be a wall-cavity problem by day three.
