Wisdom Wednesday: The best opportunities rarely come when everyone feels confident.

They come when everyone else is scared.

Recent inflation reports raised concerns about more Federal Reserve rate hikes. At one point, markets priced in nearly a 50% chance of an October increase. Now the estimated chance of at least one hike by December has reached roughly 88%. More hikes are possible in 2027. This could mean higher mortgage rates.

Remember when everyone thought we'd see 5% mortgage rates in 2026?

Well, here we are.

Buyers are nervous. Some are stepping back. Others are waiting for lower rates or widespread price reductions.

But here's what I see.

Opportunity.

Yes, we're seeing some price reductions and corrections, but we are not heading toward the massive 15–20% declines some buyers are waiting for. In fact, The California Association of REALTORS® is predicting home prices will actually INCREASE 1.4% in 2027, while Fannie Mae's housing experts are forecasting 2.2% appreciation.

Meanwhile, buyers have something they haven't had much of in recent years.

Negotiating power.

Want a lower price? Make a realistic offer based on the market. Sellers are listening.

Need help with closing costs? Ask. Sellers are more open than ever to offer seller credits.

Worried about interest rates? Seller credits can help buy down your rate. I'm hearing from more and more lenders offering rate buy down programs of their own.

And here's my prediction:

When the pendulum swings back toward sellers, I think we'll see fewer sellers willing to cover closing costs, rate buy-downs, or even buyer-agent compensation.

That's just my personal opinion.

I'm not saying buy a home you can't afford. If the numbers don't work, they don't work.

But if you've spent 2026 waiting for the perfect rate, price, or a crash, consider what you might be missing.

You don't need the entire housing market to drop 20% to negotiate a great deal on one property.

📰 COUNTY OF HUMBOLDT PRESS RELEASE: The Humbold County Assessor’s Office is taking on a significant project to reduce paper usage and bring the office into the digital age.

The Assessor’s Office maintains hundreds of thousands of physical paper documents for over 76,000 pieces of land tracked for property tax purposes. The office currently relies heavily on the physical storage and manual retrieval of these paper records. Converting these files into a digital format will significantly improve public access to property records, making it faster and easier for community members and staff to find the information they need.

The Board of Supervisors allocated $169,000 of additional funding to the Assessor's Office in the county's fiscal year 2026-27 budget for this important project.

The Assessor’s Office is pleased to share that the process of converting its paper files into digital files will begin on Monday, Oct. 19.

𝗪𝗵𝗮𝘁 𝘁𝗼 𝗘𝘅𝗽𝗲𝗰𝘁
The Assessor’s Office will still have access to property files and data while the conversion from paper to digital files takes place. However, the process to digitize records involves sending the files offsite to be scanned, digitized and indexed. While this process is ongoing, there may be a delay in processing requests, receiving answers to some questions or retrieving a file if it is offsite.

The first documents to be scanned will be files related to recent property sales and construction. To minimize any service disruptions, Assessor’s Office appraisers have already taken steps to continue processing sales and construction records while the original files are temporarily out of the office. For properties with existing information already in the system, that information will remain available to the public.

While some services may be delayed, deeds will continue to be processed, property appraisals and decline in value assessments will continue as usual and business in the business property division will not be affected.

When this project is complete, Assessor’s Office staff will be able to access property records faster and more easily, allowing the office to serve the public more efficiently.

It is anticipated that this project will be completed by June 2027.

The Humboldt County Assessor’s Office is committed to minimizing service delays throughout this process and appreciates your patience while it works to make these improvements.

We’re getting closer to finding our out-of-state investment market!

This was actually market #3 that we’ve visited. Third time’s a charm, right? 🤷‍♀️

First was Lubbock, Texas — it worked perfectly on paper, but once we visited, we realized it wasn’t somewhere we’d want to travel to regularly.

Next was Charlotte, NC and the surrounding areas. Perfect on paper- and we loved it in person- but the flights and travel time from home just weren’t realistic for managing rentals long-term.

So I started searching for somewhere with population growth, a diverse economy, good investment potential, and somewhere we’d actually enjoy visiting.

That brought us to Rapid City, SD! The name says it all because the area is rapidly growing with so much new construction happening, continued population growth, several different industries, and it’s only a one-hour time difference from home.

I think we’re getting pretty close to finding the right market for us🤞
