Great evening at the Federal Real Property Association Young Professionals Happy Hour, hosted at the Allsteel Design Lab in Washington, DC!

AFG Project Executive Tony Lopacki, PMP, CCM, CQM joined the event, connecting with professionals from across the federal real estate and design community, from government reps to architects to commercial real estate experts.

A highlight of the night: former General Services Administration (GSA) Administrator Emily Murphy shared some interesting insight into how the Justice Department is beginning to manage more of its own real estate needs.

AFG Group, Inc. is spending August 29th on the Potomac, and we couldn't be more excited.

Our team is sponsoring and paddling in this year's Team River Runner Family Day Potluck Picnic and Kayak, alongside Society of American Military Engineers (SAME) DC Post, SAME Mid Maryland Post, and DBIA Mid-Atlantic Region.

Team River Runner runs adaptive paddling programs for wounded and disabled veterans. The premise is simple: recovery doesn't have to happen alone, and getting out on the water together can be as powerful as any traditional therapy.

We build to last and Team River Runner does the same, one veteran at a time. We'll spend the whole day on the water, sharing a potluck lunch and good conversation with veterans and their families.

We're proud to announce that AFG has been awarded a contract by the National Institutes of Health (NIH), Office of Research Facilities (ORF), to provide CQM and Cx services under its six-year $400M Multiple Award Task Order Contract (MATOC) program.

The award builds on AFG's ongoing and previously performed work with NIH, further strengthening a long-standing relationship with the agency. As the federal government's primary biomedical research agency, NIH is home to 27 Institutes and Centers and supports a research enterprise that advances human health worldwide. Continued selection for work of this caliber reflects the trust NIH places in AFG to deliver on some of the most technically demanding and mission-critical facilities work in the country.

AFG Group, Inc. is proud to announce that we have been awarded a contract with the U.S. General Services Administration (GSA) to provide Lease Administration Management services across a portfolio of federal leaseholds throughout Florida.

Under this contract, our team will lead on-site lease compliance inspections and quality assurance support, working directly within GSA's Lease Management Tool to ensure federal facilities across the state meet required standards for maintenance, safety, and upkeep from initial inspection through deficiency resolution and close-out.

The federal employees and members of the public who walk through these doors every day deserve workspaces that are safe, functional, and well cared for. And that starts with holding every lease to the standard it was built to meet.

AFG is excited to welcome back Barbara Oulds, CCM, who has resumed her role as Deputy Director of our NYC Office this month.

Barbara is no stranger to AFG. She spent over a decade with our NYC Office before this return, and her fingerprints are on some of our proudest work in the region, including a CMAA Project of the Year Award for Castle Clinton with the National Park Service.

A degreed Mechanical Engineer and Certified Construction Manager (CCM) with more than 30 years of industry experience, she's led major projects for the NYC Department of Design and Construction, the New York City Housing Authority (NYCHA), and General Services Administration.

AFG is proud to announce we have been awarded CM services with the Denver Service Center for the rehabilitation of the National Park Service Visitor Center at Fort Donelson National Battlefield in Dover, TN.

The project will bring the three-story, 4,600-SF facility up to current accessibility and safety standards, including a new elevator serving all levels, accessible restrooms, modernized building systems, structural repairs, new roofing, and improved windows.

Rehabilitating a historic facility while preserving its character is no small task. It's exactly the kind of work our CM team was built for.

We're honored by the NPS's trust in us to help preserve this Civil War landmark and ensure it remains accessible to everyone who visits.

Safety isn't a department. It's everyone's job, and that includes our PMs.

Project Manager Edouard Martin recently completed his Supported Scaffold User training, adding to his NYC DOB Site Safety Training (SST) hours. It keeps his credentials current, and it means he can walk any of our sites with the same safety qualifications as our field crews.

What does the future of the federal real estate portfolio look like? That was the focus of the FRPA July Luncheon Panel, and AFG was glad to be part of the conversation.

Vice President Guy "Kai" I. Goodrich CCM, CHC, CQM, LEED AP, and Project Executive Tony Lopacki, PMP, CCM, CQM, represented AFG, joining fellow federal and industry leaders to discuss the evolving approach to GSA leasing.

The discussion was moderated by Dan Mathews, FRPA Board Member, Federal Buildings Reform Board Member, and former Public Buildings Commissioner. The panel featured Assistant Commissioner for Leasing Crofton Whitfield, Assistant Commissioner for Client Strategy Aimee Whiteman, and Executive Managing Director of Government Investor Services at JLL Joseph Brennan.

Biggest takeaway: How GSA is rethinking the federal footprint. From right-sizing office space and encouraging shared work environments to implementing the USE IT Act, agencies are taking a closer look at how federal space is used and where it can be made more efficient.

It was a great discussion and an opportunity to hear directly from the leaders driving these changes.

The FAR is being rewritten in plain language and the changes to Part 19 could meaningfully expand set-aside opportunities for small businesses.

That was the biggest headline from the General Services Administration Small Business Seminar, where Project Engineer Helena Hassan, CMIT, CQM, and Project Manager Aaron Lee, CMIT, CQM, MCI-COR I, represented AFG earlier this month. The day was packed with policy updates, agency panels, and matchmaking sessions.

Other takeaways worth watching:
- Construction, facilities, IT, and professional services are emerging as top procurement categories for small businesses.
- Agencies are actively looking for capable small business partners ready to step into these spaces.

Conversations like these reaffirm the value of staying engaged, informed, and ready to act on what's next.
