Not All Contractors Are Created Equal. Here's How To Spot A Good One.

There’s a roofing mistake I see property owners and property managers make all the time: They hire a contractor based on the price of the estimate.

I understand why. A roof repair is rarely a planned expense. Usually, there’s a leak, damage, a tenant calling, or water showing up where it absolutely shouldn’t be. You need someone out there quickly.

So when Contractor A says, “I can fix it for $800,” and Contractor B says, “We’re looking at $1,500,” it’s tempting to go with the $800 option.

But here’s the problem: You’re not always comparing two versions of the same repair. One contractor may be identifying and correcting the actual source of the problem, while the other may be putting a Band-Aid on what they can see. And when that Band-Aid fails six months later, you’re paying twice. Maybe three times.

So how do you know who you’re actually hiring?

Ultimately, you’re hiring a roofing contractor to protect your roof and property. Not just to patch a hole or stop a leak.

Hiring the wrong contractor can turn a small roofing problem into a very expensive one. Do your homework before the crew gets on the roof.

After all of the wrongful things and horrible treatment we’ve personally seen the “good neighbor” people do to homeowners in South Carolina, what’s going on in Oklahoma is fun to watch. Hoping for some case law to be made here that would apply nationwide to these crooks.

A judge has officially ruled the CEO of State Farm can be questioned under oath here in Oklahoma about the insurance company's practices.

Three years ago,a homeowner in Lexington got four roof replacement quotes.

She went with the lowest one and saved $4,200.

Earlier this summer she called us because she had a water stain forming on her upstairs hallway ceiling.

We went out, got into the attic, and found moisture damage that had been progressing since not long after the original install.

The flashing around her dormers had never been properly installed.

Two full years of rain events had been sending water directly into the wall cavity.

The company she hired?

Disconnected number.
Out of business.
No documentation of what was installed.
No warranty to call on.
Nothing.

The roof repair was one cost.

The mold remediation and wall cavity repair was another.

What she spent after the fact was more than double what she would have paid us to do it right the first time.

This not a rare story here in South Carolina. We see it often.
