An incredible morning was had last week at the 2026 15x30 Education Symposium, presented by PT50!

One of our trusted real estate agent partners reached out about a home in Cedar Park that her client was preparing to sell. They had some roofing concerns that needed a closer look.

When we inspected the roof, here's what we found: the roofing system was at the end of its service life, showing significant age-related wear and substantial granule loss throughout. We also identified multiple hail impacts across the roof surfaces, along with hail damage on the front elevation gutters. The rear gutters showed no hail-related damage at the time of inspection.

The roof was also missing drip edge flashing along the eaves and rakes, a common condition on older systems built before drip edge became a code requirement in many jurisdictions around 2019. Current building standards call for drip edge installation on any new roof replacement.

Given the age, granule loss, and hail damage present, a full roof replacement was recommended. We replaced the roof along with the storm-damaged gutters, restoring the home to current building code standards ahead of its sale.

This is Brandy's home in Leander, finished out in GAF Timberline HDZ shingles in Charcoal, paired with matching black gutters, a freshly painted garage door, and black vents to bring the whole exterior together.

If you caught our first post, you know this project started with a chance encounter and a homeowner who deserved better than what she'd been told before. Seeing the finished product from the air really puts the transformation into perspective.

One weekend, Jacob was driving home from visiting his dad, talking to his cousin on the phone. He was completely off work and honestly wasn't planning to stop anywhere.

Then he saw it. A blue tarp flapping in the wind on a roof that was obviously in bad shape.

He kept driving for a few seconds, but something wouldn't let him go. He turned around, knocked on the door, introduced himself, and met Brandy.

She explained that two other roofing companies had already come out and weren't able to get her anywhere. The roof was leaking in four different areas, ceilings were starting to sag, and paying out of pocket simply wasn't an option for their family.

Jacob told Brandy that Action Exteriors' process is different. His team thoroughly documents storm damage, builds a proper scope of work based on what the roof actually needs, and stays involved every step of the way.

They documented the damage and got to work. It wasn't a straightforward process, but Jacob and his team stayed with it, and in the end the full scope of work was addressed. Not just the roof, but the gutters, interior repairs, and exterior painting too.

Since the home was already being transformed, Brandy decided to go with a beautiful black roof and matching black gutters. The team even painted the garage door and vents black to tie it all together.

This homeowner first called us about a leak at the chimney, but by the time we got there, it had caused real damage already. The plywood decking and soffits around the chimney had rotted out from prolonged moisture exposure. During our inspection, we also found hail damage across the roof.

Our team replaced the damaged decking, installed the correct flashing at the chimney, and completed a full roof replacement after revealing that the roof had storm damage!

The home is currently on the market, and their brand-new roof is adding real value at exactly the right time. Here's to an easier sell and a gorgeous metal roofing system!

When a roof threatens to derail a real estate deal, timing and honesty matter.

Brent was mid-option period on the sale of his Austin home when the buyer's roofer flagged possible hail damage on his 10–15 year old roof, putting his sale, and his own contingent purchase, at risk.

Project Manager, Josh Rumps, inspected the roof in person and cross-referenced local weather history for the area. The verdict: no hail damage. Just an honest, documented assessment Brent could take back to the table with his buyer. The buyer still wanted a new roof to move forward, so Brent made the call to move ahead with a full roof replacement β€” a GAF Timberline HDZ system, plus new skylight flashings to help prevent future leaks. With two closings on the line, our team rearranged the schedule to get him installed in time to keep both deals intact.

This is the kind of situation real estate agents run into constantly: a roof becomes a sticking point in option period, and the clock is already running. Having a contractor who can inspect quickly, give a straight answer, and work around tight closing timelines can be the difference between a deal falling apart and a deal closing on schedule.

This homeowner noticed water coming through near his master bedroom and gave us a call. During inspection, PM Josh Rumps went into the attic to trace the source and found an improperly installed attic vent β€” a common issue on builder-grade roof systems. You might also notice all of the exposed and rusted nails. This is a common mistake that some roofers make. A nail head sitting on top of a shingle (rather than tucked under the layer above it) creates a tiny puncture in the roof's surface that's not shielded by overlapping material. Water can pool around the nail head and eventually work its way down the shaft into the deck.

We ended up making a temporary repair on the roof to stop the immediate leak, and once the full scope of work was assessed, it was clear the vent had let moisture in long enough to rot the surrounding sheathing. The fix: replacing the compromised sheathing and upgrading the entire system to a Class 4 impact-resistant roof from Malarkey, including upgraded metal roof components in place of the original plastic vents. (Class 4 systems may qualify for an insurance discount β€” homeowners should confirm eligibility directly with their carrier.)

Great outcome, and an easy save once the source was found early.
