Homeowner extra special,
Remove and replace all taping, lots of sanding(grinding) in preparation, remove and replace 70% of fasteners. 1/3rd were missing, most were set wrong and all were way too long.
It looks great now, sorry I forgot to take a picture 😔.

From here to there. Rebuilt the round wall behind the new steel trim, smoothed the ceilings on the landing and each step...
