One of our recent completions and true success story- denied roof turned into a full exterior renovation. ACV vs RCV: do you actually know what your roof policy covers?

After a hail storm, one line on your policy can make a big difference in what you pay out of pocket.

RCV (Replacement Cost Value) pays to replace your roof at today’s cost, minus your deductible. It’s often paid in two checks: the first ACV check, then the held-back depreciation once the work is done.

ACV (Actual Cash Value) pays only the depreciated value of your roof. The older the roof, the less you get, and you cover the gap.

Here in Colorado, one of the top states in the country for hail claims, many carriers switch older roofs to ACV or a roof payment schedule at renewal, and many policies carry a percentage-based wind/hail deductible. Check your declarations page before the next storm, not after.
