We’re making some changes ‘round here.

Please welcome John Deraney to the KL Thompson Construction team.

John and I met through a mutual friend when he needed his raggedy old deck replaced on his relatively new home in Senoia. (I keep telling y’all that pressure treated stuff won’t last…unless you just have an affinity for maintenance, or it’s covered from the elements! 😁)

We replaced the old deck with a huge covered deck with an outdoor fireplace. The attached photo of John and his bride, was taken on the deck we built.

John and I hit it off from the very beginning all those years ago and we ended up going back to build his family a large detached garage, a year or two later.

It was clear from the beginning that John shared my passion for the building of things. As our friendship developed, John and I talked about him becoming a contractor someday. It was evident that it wasn’t just talk. He was genuinely interested.

For the past couple of years, John’s interest toward making that a reality began to develop and he started shadowing me as my “intern” on a few jobs. I’ve been impressed with him from the start. He’s observant and asks all the right questions. He’s as particular about the quality of things as I am…a critical trait of anyone that is a part of our team.

John began studying for licensure earlier this year and preparing the necessary documentation required by the state. John doesn’t need a license to work for me. He needs a license, because anyone with the passion and drive that John has, will eventually spread his wings and develop a name of his own. That’s part of our game plan.

In May, John was successful on his first attempt with the state examinations. No small feat!

I’m excited to have John on the team and he has already lifted an enormous burden, just by helping me manage the projects in PTC while I travel back and forth to Hilton Head.

Not your typical deck replacement. Good thing we have commercial roofing experience. This will have a layer of reinforced EPDM roofing, fully adhered to the plywood substrate. Sleepers will be installed over the EPDM, followed by Purpleheart decking.

I read somewhere that you’re 4 times more likely to be injured at home than work. Most of those injuries are from falls, poison exposure, etc. In some cases it can simply be chalked up as carelessness. You feel safer doing stupid stuff at home, I suppose. Like working on electrical stuff, hot. If you are electrically inclined, you know what causes things to get all sparky and you’re careful to avoid making the buzzy stuff angry. However, a quick slip and bzzzttpop, you’re momentarily seeing spots from the flashbang that just went off in your face. Doing it on a 110 circuit like I did today is foolish enough…but if you did it on a more powerful circuit, it could toast you like a marshmallow. It would have been so easy to just walk to the panel and turn off the breaker. 🤦🏻‍♂️

Shawn is dead on with this. I finally learned that markup and margin are not the same thing.

If “Jay” were saying these things to me, I would kindly explain things correctly to him, to try and help him understand.

Unfortunately, Jay has probably had his way with this kind of thinking before - OR- Jay thinks he was taken advantage of by a contractor in the past. Until Jay understands that he is wrong, he is going to have a difficult time finding a good builder.

I’ve learned to trust my gut. I learned it the hard way. Every time I ignored my gut, I got burned. The third strike was a doozy, but I have learned my lesson. Thank God it has only been a handful of people.

My prior (stupid) mentality that I could help anyone and I could work for anyone was completely foolish. I still hate to turn away people that want or need my help, however. It really bothers me.

I finally realized that by selling myself short, the customer benefits, but my family “suffers”. I’m not in any way implying that we are suffering like the starving children of the world, but you know what I mean.

Jay is only concerned about his bottom line, not value. He wants to find the cheap guy, not the quality guy. Jay is probably an ok guy, but I would have to tell Jay that we were not a good fit for him, and wish him the best of luck finding a good builder. God bless the inexperienced guy that hitches his wagon to Jay.

Jay will attempt to micro-manage you to death, he will nitpick you to death, he will think he knows how to be a builder, and you may have a hell of a time getting paid. Jay doesn’t trust his builder from the word go. You MUST be able to trust your builder.

As someone said in the comments of the original post, this guy will be the one that thinks your hire the most expensive subs you can find if you’re doing cost-plus, and he’ll think you’re hiring the cheapest guys you can find if you do a lump sum contract. Both are foolish notions if you hire a builder that has worked hard to build a solid reputation. A good builder will not risk their reputation of honesty and quality to do either of these things.

Jay is a red flag factory. If you’re like Jay, please save us both a lot of headache and call someone else, or you can play GC yourself and see how that works out for you. If you want a quality builder, that hires quality subs and not your typical “Chuck in a truck”, then we can help you.

I have a new method for cleaning and preparing my deck for it’s annual oiling.

As you can see, my deck was filthy from the past year of weathering, pollen, tree trash, etc. A couple of hours later, it’s nice and clean. After it dries, I’ll be ready to oil it. I’ll give it a day or two to dry.

This method requires a little bit of elbow grease to brush it clean, but it’s better for the wood than pressure washing. You won’t fuzz up the surface or fu…, er, foul up the boards from using too much pressure or the wrong spray tip.

The product is Messmer’s Wood and Deck Cleaner (Part A), and Wood and Deck Brightner (Part B). Good stuff. You just mix it according to the directions and apply it with a garden sprayer. I recommend a backpack type sprayer so you can pump and spray as you walk.

The pics show the filthy deck when I was just beginning to spray part A. Then the darker reddish brown color was after cleaning. The final result was after applying part B. What a difference it made!

Throwback to the last two homes I built while still working for Chadwick. This was 2008 and the housing crash had begun.
Mountbrook subdivision on Redwine.

Going through this, I was certain I’d never work in construction again. The crash was only the tip of the iceberg of what I experienced during that time. Time heals all things.

Hard to believe this was 14 years ago.
